Whose web site are you using for searches?

I'm sure there are many of you out there that regularly search for real estate for yourself and for customers. Whose site do you use? If you are like most consumers you use one of the biggies like Realtor.com, Trulia or Zillow. If you are a real estate agent, your probably use the local MLS. But what if you have your own site? Do you use it?

I went to my brand spanking new web site the other day to perform a search, so that I could see what potential customers were seeing, and guess what; there was no place to put in an MLS number to perform a specific property search. Wow! Am I glad I tried it out. I got on the phone and immdiately requested the MLS number search be added to the home page and search features. Moral of the story:if you aren't using your site to perform property searches, why would anyone else want to use it?

What to expect in the new year?

As of January 1, 2010 I will be completing my first official year as a Realtor. Wow, has it been exciting. Looks like I will be ending the year with 14 sales totalling around $1.929 million. Not too shabby considering we've had a poor economy and BP made our life even more exciting along the Gulf Coast by peppering our pristine waters and sugary beach sand with little tar balls. I think the media made it worse than it really was considering our area saw very little effect from oil except the "media tar ball fallout". Next year may prove to be even more exciting with prices even lower and interest rates creeping up.

In our area, Lynn Haven continues to have steady sales and even some new construction. The beach is continuing to support condo sales and contracts continue to come in on short sales and foreclosures. One of the positive effects of the BP disaster is that several first time home owners have been able to put down sizeable down payments for homes from their BP checks.

The day after Christmas along the Gulf Coast....not necessarily a warm one

Well, its not very warm in the Sunshine State today, at least not in Panama City. We're struggling to get the thermometer above freezing and the potential for dipping into the 20s is high for tonight. The sun was out this morning but that didn't do much to help raise the temperatures. I'm not sure how this affects the bird life around here but I did see seagulls and pelicans swooping and diving in the 15+ knot winds we experienced early this morning. I hope the weather doesn't dampen the buyers enthusiasm we've seen lately with condo and second home purchases. With the interest rates rising o so steadily the last few weeks, we may see some folks deciding to pull the purchasing trigger a lot sooner than later.
