You're Going to Lose Sleep

Yes, you're going to lose sleep and it is going to be this weekend when most of the country will turn the clocks ahead 1 hour for daylight savindaylightgs time. Yes, it is this weekend due to the energy bill that was passed in 2005 to extend daylight savings time by one month. There are a few places in the USA that do not observe daylight savings time. They are: Arizona (with the exception of the Navajo Nation) and Hawaii and the territories of Puerto Rico, Virgin Islands, Guam, and American Samoa.

Personally, I love daylight savings time. I like it being light later into the day. The second benefit is my good friend in Arizona and I tend to have more opportunities to chat with only a 2 hour time difference.

For those that find daylight savings time stressful, I found these suggestions to get you through the change. So on Saturday and Sunday:

· Wake up 30 minutes earlier

· Eat a decent-sized breakfast

· Go outside in the sunlight in the early morning

· Exercise in the mornings over the weekend

Save Theatre in the Square - Marietta, GA

This was in an email sent to the members of the Marietta Business Association, I have been a member for the last 5 years. The Marietta Business Association is a group of business professionals with a definite purpose in mind, to help local businesses prosper. The Marietta Business Association also supports the community and non-profit organizations. In the past we have worked on the Farmer's Market, Art in the Park, and the Turkey Trot. Now it is time for us to help another organization in the community.

I thoroughly enjoy Theatre in the Square. I have found the productions to be well done, and extremely affordable. It is a great way to introduce the family to a live production.

Here was the email:

"The Square needs your help! As many of you know Theatre in the Square is in dire straits. On March 16, Theatre in the Square, a cornerstone of downtown Marietta for the last 30 years, may be forced to close its doors.

The Theatre has not been able to pay Landlord, Councilman Philip Goldstein, for over a year. Thankfully Mr. Goldstein has tried to work with the theatre and not shut them down. But... before paying Mr. Goldstein, the board is committed to making payroll and needs another $60,000 by 3/16 to keep key vendors from shutting it down. If Theatre on the Square is forced to go dark it not only means that the landlord, employees and vendors won't get paid, it will affect the entire square. The theatre brings people to the square each week. These people often shop and eat on the square. This is business many shops and restaurants rely on in order to survive."

More FHA Changes Scheduled for April 1, 2012 in Georgia

Yes, you read that headline correctly, more FHA changes are scheduled for April 1, 2012. As a real estate agent, it is important for you to be aware of how this going to impact your buyers using the FHA financing program.

Please keep in mind, these will apply to all programs, FHA purchases, FHA 203(k) rehab loan, and streamline refinances.

So, here are the changes in a nice little chart for you. These are based on FHA loans for the state of Georgia based on county loan limits. In this example, I will assume the minimum down payment of 3.5%

The financed mortgage insurance premium (UFMIP) will be now be 1.75% and the monthly payment will be raised to 1.25% annualized.

Let's break this down into specific numbers for a $200,000 loan amount:

$208.33

So, under these new changes, the new loan amount will be $1500 higher and the buyer will be paying $16.66. A slighter higher loan amount and increase in monthly payment will reduce the buyer's pre-qualification.

Spring Has Sprung in Canton, GA

Yes, it may only be March 4th, but there are signs of spring everywhere. Two days ago, it was 77 degress. Okay, that maybe a little warmer than it should be, but today while I was out, I saw bright green patches of grass popping up along the highway. I am sure that flowers aren't far behind.

Just look at the beautiful blossoms on this tree!

The other thing I saw popping up are signs for First Friday in historic downtown Canton, GA. If you haven't been, Canton, GA has a quaint downtown area on the first friday of every month, the town will come alive, with food, music and fun. It is a great family event, so mark your calendar for first friday in April.
