As I've been out looking at properties recently all over Colorado Springs, I thought I'd start a new weekly series on my neighborhood pick of the week. Hope you enjoy it!

Search for Homes in NorthWest Colorado Springs

Pinecliff is a secluded community in northwest Colorado Springs of mostly custom homes built along the sides of a treed valley and on top of a cliff.

To get to Pinecliff, from I-25 and Garden of the Gods, go west on Garden of the Gods, North on Rusina Road, West (Left) on Popes Valley Dr OR West (Left) on Point of the Pines.

Single family homes in Pinecliff currently range in price $290,000 to $675,000; Townhomes range in price from $170,000 to $375,000 and complexes are Pebblewood, Mission Ridge, and the Pinecliff Townhomes. The majority of the houses were built in the 1980's and 1990s, and range from 2500 to 5500 square feet. The styles vary from 2 story, to ranches, to 4 story houses. Many of the homes offer panoramic views of the area and of Garden of the Gods and the neighborhood has over 600 homes.

Here's some interesting trivia about Pinecliff ............... There are approximately 20 different "filings" within Pinecliff. A filing is a legal registration of a parcel of land when it was developed

The Briargate housing market continues to be a NEUTRAL/BUYERS Market, as there is currently a 4.7 month of supply of homes on the market. A 6 month supply of houses on the market is considered a "NEUTRAL MARKET". Sales units were down 25% from 2008 to 2007, but pricing was only down 11% from 2008 to 2007. 587 single family homes have been sold in 2009 vs. 647 501 for the same period in 2008; a decline of 9%.

Open House MUST READ Guide for Buyers

It is Open House Season

The following information is the forth in a series of Buyer Tips to provide tips for both the first-time home buyer and the most experienced home buyer. The goal is to help the consumer to become better educated about purchasing real estate in Colorado Springs and the surrounding area. This article includes tip #10.

Many Colorado Springs Realtors hold open houses; and do so on many weekends during the spring, summer, and fall real-estate-agent-be-uid-1355755time. It can be a great way for a Realtor to get additional exposure for their sellers and it can also provide a way for Realtors to meet other potential buyers and sellers.

Also, many potential home buyers like to visit open houses. It's a great way for them to get educated about the marketplace and to see a wide variety of homes in different neighborhoods. It helps them to see what is for sale.

When a buyer visits an open house; it's important for them to understand who the Realtor is representing. (See my previous article about Who is Representing You?) Many people visiting an open house; don't realize the Realtor at the open house may ONLY be representing the Seller.

In Colorado, potential clients can be represented 3 different ways, as a Buyers Agent, as a Seller Agent, and as a Transaction Broker. (See my previous article on Buyer Representation.) As a potential home buyer visits an open house, they often have all types of questions for the agent hosting the house:

  • Is the house priced too high? (You can imagine how a Realtor's answer may change depending on whether they represent the seller or potential buyers.)
  • Why has the house been on the market so long? (again the Realtor's answer may change depending on their representation.)
  • Will the seller come down on the price? Why is the seller moving? Is the seller motivated?

It's important for the general public to know who the Realtor is representing when they see an open house. Many times the Realtor is representing the seller of the property. Although just as many times, the open house may be hosted by a Realtor who is not representing the seller. Also, in Colorado, a Realtor may represent both the buyer and the seller in a transaction, they are then called a Transaction Broker; they don't advise of consult, they just facilitate the transaction, they don't advocate for either party.

I was working on putting together a list of home inspectors for my client to call to schedule an inspection on a property she is trying to purchase; and I realized that was a great topic for a quick blog.

Home inspectors are a crucial part of providing information to buyers so they can make an informed decision on the inspecting-uid-1605070property they are trying to purchase. I was looking for the business cards of a couple of inspectors I've used the the past, and I remembered they were both members of ASHI, American Society of Home Inspectors and all of their contact information was on ASHI's web page.

ASHI's web site is full of information for consumers; links to consumer protection articles including articles about mold, septic information, aluminum wiring, FAQ's on inspections, and you can search for inspectors in a specific area.

In Colorado, inspectors aren't required to be licensed. Consequently it's comforting for a consumer to choose an inspector who is a member ASHI; as not just anyone can belong to ASHI. Their membership requires an inspector to complete 250 paid inspections as well as they must pass a comprehensive test. Experience definitely counts in this industry.

    One of the many things to do when moving your entire house from one state to another is to remember to register your vehicle in Colorado and get your Colorado Driver's License.

    After becoming a Colorado resident, you have 30 days to qualify for a Colorado Driver's license and 90 days to register your vehicle.

    Colorado Driver's License

    When heading to the Colorado Department of Motor Vehicles (DMV), bring the license from your former state as you will be required to surrender it in order to obtain the new license. There is no written exam or road skills testing required to change a valid out-of-state license to a Colorado Driver's license, however you will need to pass the vision test. If your out-of-state driver's license has expired, you may be required to apply for a STATE learners permit and pass all required testing to receive a driver's license. The identification requirements are posted on the Colorado Department of Revenue Web site. There are several DMV locations in Colorado Springs:

      Vehicle Registration

    The Division of Motor Vehicles details out exactly what type of document you need to bring with you when you are transferring your vehicle registration to Colorado. The web site also gives all the facts on the military exemption as well as the exemption for out-of-state students.

    Also, the FAQ section of the site web pretty much answers every question you could think of , plus some. Also, once you get your initial paperwork done and finished, you can do just about everything online in the future.
