One thing we can not forget is the interest rate. Since most people finance their purchase, interest rate on your loan plays a huge role in not only what you pay for the property monthly but also over the life of the loan. Just 1/2 of a point can be a huge difference. Let take a look:

  1. A $100,000 loan with an interest rate of 5% and a term of 30 years:
    1. Payment: $536/month
    2. Total interest paid during the course of the loan: $93255.20
    3. Total loan value: $193255.20
  2. A $100,000 loan with an interest rate of 5.5% and a term of 30 years:
    1. Payment: $567/month
    2. Total interest paid during the course of the loan: $104404.40
    3. Total loan value: $204404.40

That's over $11,000 more paid out in interest over the life of loan with just a half of a point difference. Taking that into account, for those wondering if it's the right time to buy . . . it is:

  1. Prices are great
  2. Selection is great
  3. Interest rates are at an all-time low

  Obviously we are all inundated with negative news reports about the economy and the Real Estate markets.  It is true that there are economic hurdles present.  But I thought it important share some positives about the Real Estate Market here in Palm Coast, FL with Residential Houses.

The biggest positive being that we are closing about 98 Properties per month which is up from 93 per month compared to last year during this period.  We are continuing to see attraction to the area and that is always a huge positive.  Understood that property values and price are always a huge concern for owners.  I am an owner as well.  Keep in mind that appreciation takes time, and these numbers right now show some very positive signs for our future. Buyers are continued to be attracted to Palm Coast and rightfully so.  It is always exciting to share all of the wonderful aspects of life here in Palm Coast, FL and all that living here has to offer.
