Palm Coast Landing @ Town Center

"Buzz" about the Town Center Project has been circulating around Palm Coast for some time now. Construction has begun along the 100 corridor (close by I-95) and buildings are already starting to emerge. And the question still remains . . . when and what? As reported by Developers Realty (one of the companies involved in this joint venture project), the current retail development will be known as "Palm Coast Landing @ Town Center" and will include:

  1. Super Target
  2. Ross Stores
  3. TJ Maxx
  4. Michael's Arts & Crafts
  5. Pet Smart
  6. Epic Movie Theatre
  7. A fitness center, banks, and dining are also projected and have not be announced in detail at this time.

This retail portion will be known as "Palm Coast Landing @ Town Center" and opening is projected to be Mid 2008.

Palm Coast Developments For 2008

Many are often wondering what exactly is going on in Palm Coast, and it can sometimes take some digging to find out. The following are some useful links to search for development information and a recent article from the Daytona News Journal which provides an overview of major projects in the area. As you'll see, there are some pretty exciting developments for 2008 and beyond.

  • Development/Project Websites:
    • Town Center - This is probably one of the most talked about developments in Palm Coast. This is a large-scale project with several phases over the next several years. The full vision of the project is a "city within a city" that will encompass housing, shopping, community, and government.
    • Palm Coast Park - This is another multi-phase devlopment project along the US1 corridor. Residents are already beginning to see the beginnings as 2 linear parks are being built along the north end of Palm Coast on US1 with walkways stretching along either side. This also is a large-scale project that is envisioned to include housing, shopping, and business.
    • City Walk - This is a retail, office, and storefront project behind the Wal-Mart on Cypress Point Parkway.
    • Cobblestone Village - Cobblestone Village is a shopping plaza which opened this past fall with its two anchor stores, Lowes and Belk's. Other businesses presently includes Mattress Giant, Super nails, China King, and Pronto Italian Restaurant. More businesses are planned for the center.
    • Epic Theatre - A planned 14 cinema movie theater planned to be within Town Center. Epic Theatre is a Florida-based company which has location in Northeast Florida and other states. Housing slowing, but commercial projects to start

PALM COAST -- Despite a housing market slump that has pushed the county's unemployment rate higher, there are several projects under way or about to start that could be a silver lining for those dark clouds.

With almost 200 projects approved or under review by the planning department, the city has a laundry list of developments breaking ground in 2008.

The 74 commercial and retail developments approved since January account for 55 percent of all approved projects -- 60 more than last year.

"We've been aching for commercial activity for a long time and we're really starting to get a lot," planning manager Ray Tyner said.

The surge in commercial development follows the city's rapid residential growth.

"I believe the residential market is right-sizing, if you will, and the end result of the construction market being as slow as it is has given a phenomenal opportunity to commercial developers, because the construction-related businesses out there are now in the position to be available and not tied up with residential development," said Ira Corliss, Palm Coast economic development coordinator.

And that population growth has helped fuel commercial development.

"Typically what happens is retail follows roofs," Tyner said.

In 2006, Flagler County was dubbed the fastest growing county in the U.S. by the Census Bureau. And since 2000, Palm Coast's population more than doubled to more than 68,000 residents in 2006, the bureau reported.

COBBLESTONE VILLAGE

WHERE: Cypress Edge Drive

WHAT: 288,949-square-foot retail complex with a Belk department store and Lowe's Home Improvement Center. An 11,088-square-foot Golden Corral restaurant is also scheduled.

WHEN: The Golden Corral should be open by mid-2008

COLBERT LANDING

WHERE: Colbert Lane and State Road 100

WHAT: A 432-lot, single-family subdivision and 160-unit condo development called the Preserve at Palm Coast. Also, some 80 acres of commercial development, including a drug store, bank, shopping center and hotel.

WHEN: Groundbreaking for the commercial development expected by mid-2008

INTEGRA WOODS AT PALM COAST

WHERE: Near Seminole Woods Parkway to the east of U.S. 1

WHAT: 482 multifamily apartments. First phase: 310 luxury apartments with attached garages

WHEN: Construction to begin in early 2008 with the first building open by fall 2008

PALM COAST PARK

WHERE: North of U.S. 1 and Palm Coast Parkway

WHAT: A planned community with residential, commercial, retail, a school and 7.2 miles of trails for biking and walking

WHEN: Construction to begin in early 2008

SAWMILL CREEK

WHERE: In the northern part of Palm Coast Park

WHAT: A 500-acre mixed development with 279 and 127 single family lots with a golf course, school, community park and some retail

WHEN: Construction to begin in early 2008

TOWN CENTER

Brook Haven

WHAT: 134 condo units

WHEN: Unconfirmed groundbreaking

City Center

WHAT: Three 3-story buildings with 69,280 square feet of retail, office and restaurant space

WHEN: Unconfirmed groundbreaking

City Place

WHAT: Five buildings with 30,367 square feet of retail, office and restaurant space

WHEN: City hopes construction will begin by late spring to mid-2008
