I live in a University Town, and most all condo complexes here are rentals, owned by investors....it is very difficult to get financing for those type condos. Apparently when the mortgage fall out happened, condos were the first to get hit with foreclosures and short sales. Mortgage companies now mandate, at the minimum the buyer must put down 25% in down payment funds, and run the mortgage term to only 15 years, no more 30 year condo loans. If agents aren't aware of the number of investment owned properties in a complex, they could be leading a buyer with less than 25% to put down and needing a 30 year term, down a very discouraging path.
The US Department of Agriculture’s (USDA) Rural Development issued an Unnumbered Letter last month temporarily permitting obligations of Section 502 loans without an appraisal. This is being done on a temporary basis and all loans must continue to meet the other program requirements of Section 502 loans.
The letter says “If the application meets all of the other requirements, the Agency may obligate funds subject to obtaining an appraisal that supports the loan request.” It goes on to say that an appraisal must be completed prior to closing the loan.

Chained dogs are everywhere and we are TIRED of it. We are a group of concerned citizens that work hard to promote a bond between a dog and his owner. We seek to educate people on being responsible pet owners by informing them of the danger of chaining. We provide a 600 sq ft fence, all vaccinations, and require that the dog be spayed or neutered. Together we will make a difference.
Why should we be concerned? Consider this.... Dogs suffer from boredom, stress and loneliness on the end of a chain. Dogs are pack animals who want and need socialization and companionship. Chained dogs are associated with crime and are used to guard drug houses and in dog fighting rings. The American Veterinary Medical Association warns that chaining a dog can contribute to aggressive behavior. The U.S. Dept. of Agriculture prohibits chaining as the primary means of confinement under the Animal Welfare Act. |
