Several oceanfront homes have been on the market along Kauai’s popular north shore anywhere from 78 to 1,791 days. Between Hanalei and Haena, about a dozen homes are now on the market.

For those looking for homes they can vacation rental, these properties are not in a Visitor Destination Area. However, several have been vacation rentals to date and have applied for their Non Conforming Use Permit (NCUP) so that the property can hopefully continue on as such. At this time, several owners have received approvals or denials while still others continue to wait for an answer from the County regarding their status. If any one of these Kauai properties interests you and you want to know the status of the Permit (if the Owner applied for one), I can search the County’s Web site for the status.

Na Pali Properties, Inc. - located on the highway in the heart of Hanalei
St Regis Hotel - Business reporter Coco Zickos reported (in the May 1st issue of The Garden Island) that the "St. Regis public relations department released an official announcement Tuesday evening that the opening has been delayed until Oct. 1st." According to Stephanie Kaluahine Reid, Director of Public Relations, "The renovation of the hotel is going very well..." Princeville’s Makai Golf Course - On May 4th, I received an update from the Head Golf Professional at Princeville’s Makai Golf Course. The course has been undergoing renovations and as of the 4th here’s the update: “Grading Unit #1, ocean holes 1, 9 and driving range are complete & grass mowing will be undertaken in the next week. Holes #6 and 7 are now grassed and hole #8 will be grassed this week.” “As irrigation installation work proceeds through holes 1,2, 8 and 9 of the Lakes course and the final work is being completed on the Ocean course, initial shaping & drainage installation is progressing on the Lakes course holes 3-7. Holes 5,6, and 7 have been shaped and drained and holes 3 and 4 will be completed before the end of May.” “As of this date, our construction completion date…has been set back nearly one month.” Opening is targeted for late Fall.

In the April 19th edition of The Garden Island (Kauai’s newspaper), a “notice of foreclosure sale” was posted for 145 fee simple resort condominiums and 15 fee simple commercial condominium units at the Hilton Kauai Beach Resort in Lihue.
As of April 20, separate from the aforementioned units, approx. 30 additional units are posted for sale on the Kauai MLS (multiple listing service). They are priced between $69,000 and $411,000.
The resort is approximately 350 guestrooms and suites so this foreclosure sale is only for a portion of the condominiums. The 160 units will be sold in bulk, not individually. The auction is scheduled for May 6, 2009 at noon. In the April 15th edition of the same newspaper, a “notice of mortgagee’s foreclosure under power of sale” were posted for 2 new Kapaa homes: one at 189 Lani Ali’i Place and the neighboring home at 193 Lani Ali’i Place. Legal notices for properties under foreclosure and being auctioned at the courthouse in Lihue are listed in The Garden Island newspaper. The newspaper can also can be found online at www.kauaiworld.com.

Between March 31 and April 7, according to Hawaii Information Services, 16 properties closed escrow on Kauai. And, escrow was opened on 24 properties that received accepted offers. For the week before, March 23 and March 30th Hawaii Information Services reported 17 properties closed escrow on Kauai and 11 properties received accepted offers and opened escrow.
While I can’t predict the future (many prospective buyers and sellers wish I could), I’d like to think that this spike in activity on the Garden Island may be an optimistic sign. Interest rates are still at historic lows and there is plenty of inventory to choose from. Not to mention, there's the first-time homebuyers credit (up to $8000) which serves as a good incentive for those that qualify.
