Marketing in Turbulent Times - an Update 3/31/09 - Being Social Online & Off

I was thinking the other day of all the “talk” about social media. It’s the latest rage to be tweetered on Twitter, have a Facebook friend, or get LinkedIn. While social media continues to grow in popularity, and worthwhile for many reasons, let’s not forget about the good old tradition of social networking. Yes, that’s right - meeting people face to face, in person!

Before the Internet age, many professionals relied on getting out of the office to professional meetings to network, meet fellow colleagues and build relationships. Building relationships - that’s what it’s all about. And today, more than ever before, it’s as important to “meet & greet,” shake hands and have a personal conversation - not just one that’s typed in an e-mail.

In an article published in Pacific Business News (3/13/09), a Waikiki entrepreneur was quoted as saying “...hundreds of professionals [are] making time for midweek business networking events in Hawaii, a scene that has taken off in the last six months.”

“People are starting to realize, especially in this economy, that you have to get out, put your face out there, build your credibility so you can not only grow your own business, but help others with new contacts.” The PBN article may be found at http://pacific.bizjournals.com/pacific/stories/2009/03/16/story2.html

In my marketing seminars and articles I’ve written, I’ve long touted the benefits of networking. And, I don’t just mean attending events, but getting involved with the various organizations that are available in your community.

In their book, Marketing Your Consulting and Professional Services, authors Dick Connor and Jeffrey Davidson maintain that if you, "Visit any metro area and attend a local meeting of the Red Cross, International Rotary. . . or other civic, professional, or charitable groups and undoubtedly, you will meet many of the area's most successful professionals. Successful professionals know that giving of their time freely is an excellent way to be of service to the community and to help build the firm."

And, in their book, Marketing Your Service Business, Jean Withers and Carol Vipperman explained, "Joining just two organizations of people who might be prospective clients can provide referrals and new business.”

So, if you’re online typing away on Facebook, Twitter, LinkedIn, or whatever your social media of choice, good for you. However, don’t forget to put yourself OUT THERE in the public among potential prospects who might just appreciate meeting you in person, having the opportunity to shake your hand and laugh together outloud (instead of “LOL” online).

There are MANY organizations available that hold networking events and/or need your involvement on a committee or council. Here on Kauai, there is:

  • Kauai Chamber of Commerce
  • One of six Rotary clubs
  • Zonta Club of Hanalei and Zonta Club of Kauai
  • Kauai North Shore Business Council
  • Kapaa Business Association
  • Women in Business Roundtable
  • And many, more.

Check out your community. In addition to your local Chamber of Commerce and non-profit organizations you may have numerous trade associations - from advertising and/or marketing associations to real estate organizations. Check into what’s available to you and go meet some new faces - up close and personal. And, while you’re at it, HAVE FUN! As the article in Pacific Business News put it, it’s “More fun, productive than cold-calling.”

Kauai REO/Foreclosures Properties 3/2/2009

On Feb. 11, 2009, the Pacific Business News reported that Hawaii foreclosures dipped in January. The article stated that “Hawaii ranked 30th in the nation for foreclosures in January, down from 29th in December 2008, according to the latest report from RealtyTrac.”

With all the news about foreclosures, buyers are e-mailing to ask about the “latest steals.” Well, hate to say it, but on Kauai nothing is a steal, but prices are down. Here’s a brief summary of properties that are REO (real estate owned), currently on the market on Kauai include:

13 Condominiums - asking prices range between $139,000 (for Kauai Beach Resort, 0 bedrooms/1 bath – a hotel room sold as a fee simple condo) and $539,000 for a Plantation at Princeville 3 bedroom/3 bath unit. Locations vary from Poipu and Lihue to Princeville.

10 single-family homes – asking prices range between $265,000 (3 bedroom/1 bath in Kapaa) to $949,900 (oceanfront 2 bedroom/1 bath in Kapaa ). Other locations include homes in Kalaheo, Kilauea and Princeville.

Keep in mind that when a home is an REO (real estate owned), it is sold “as is” and the Bank (i.e. owner) usually requires that the Buyer agrees to an additional addendum and, along with the offer, the Buyer provide a pre-qualification letter from their lender along with proof of cash funds (i.e. for your down payment).

Oceanfront Homes on Kauai's north shore - update 2/16/09

Back in December there seemed to be a surge of oceanfront single-family homes on the market along Kauai's north shore (between Wainiha and Haena). Now, a surge means 8 homes when previously there had been maybe one here and one there. Now, the # has increased slightly.

For those looking for desireable oceanfront property along Kauai's magnificent north shore, here’s some info on the latest listings currently on the Kauai Multiple Listing Service. Keep in mind, for those looking for homes they can vacation rental, these properties are not in a Visitor Destination Area (and some may be zoned Conservation). However, several have been vacation rentals to date and have applied for their Non Conforming Use Permit (NCUP) so that the property can hopefully continue on as such. At this time, it is thought that many owners won’t know if their property will be approved for said permit until approx. March 31, 2009.

Kauai Lifestyle - A striking new year on the north shore

Happy new year. Here on the north shore of Kauai (near the Haena area), my boyfriend and I ended 2008 with a bang - literally! At 12:30am on Dec. 31, 2008, our house was struck by lightning. Talk about a frightening experience.

Kauai may be known for rainy winters, but thunder and lightning hasn't been a commonplace occurrence until the last year (maybe 2). This night we slept comfortably until there was the loudest explosion I ever heard. I compare it to what I imagine a bomb would sound like. My boyfriend looked up and saw sparks above his head falling from the roof (outside the window). All the power was out . . . phones were out . . . it was very dark and we could hear a hissing noise. What could be hissing we had no power. Couldn't be the amplifiers....was it the propane tank leaking? Talk about SCARED.

The pipes under the house had burst! Well, with it pouring rain and the water meter way out on the road, going outside was not an option other than to assess the damage under the house. The thunder & lightning continued for about another 2 1/2 hours - loudly right over our heads. We could tell our neighbors had power. We were the only ones hit. It was a petrifying 3 hours with an 80 lb. golden retriever shaking in our laps and the two of us very distraught, candles lit and flashlights close by. Called the electric company's 24 hour line and they thought we might need all our electrical wiring redone. Something that could not be determined until daylight.

Later we learned from one neighbor that they smelled it, another neighbor said that he'd seen 2 plumes of fire coming off our roof. Guess we were fortunate that there had been so much rain the fire did not last and we were safe. Luckily the next morning, despite the Hanalei Bridge being closed, we were able to

1) check the main breaker outside the house, switch it and get our electricity back

2) get a plumber out here to fix the water pipes. He said he thought the house shook so badly it caused the pipes to burst.

3) assess that the lightning hit a tree, the tree's branch was touching our roof, went through the house and out the other house where it blew off the telephone box. There it was on the ground.

The joys of living on an island and in a more remote part like Haena, means learning to adjust accordingly. Nothing happens too quickly. We were without telephone land lines for about 5 days (at least one of our cell phones got reception) and without cable/Internet for 4 days. A small price when you consider we were lucky and very happy to be alive. Found a couple of electrical outlets out of order, etc.

Also, news travels fast on the north shore. The nice thing is knowing that if you needed help, your neighbors would be there for you. Kauai is wonderful that way, people rally around one another in a time of need. So, 2008 on the north shore of Kauai was striking and it did indeed go out with a bang. Here's hoping 2008 was safer wherever you are and that 2009 brings good days, happy days, good health and prosperity ahead for all.
