New Solar Water Heating Savings Program

Kauai Island Utility Cooperative (KIUC) announced a new Solar Water Heating Savings Pilot Program. The program allows residential homeowners & renters to have their electric water heater replaced with a solar water heater with no upfront cost. "The cost for the system is collected by KIUC on the monthly electric bill.... Participants will be able to choose to repay the cost of the system in 60, 120 or 180 monthly payments."

According to KIUC, "solar systems installed through KIUC programs provide 90% of the household's hot water needs." For details or to request a program brochure or application package call KIUC at (808) 246-8284.

Makai Golf Course Renovation Continues in Princeville

On Dec. 15, 2008, the team at the Makai Golf Course in Princeville distributed their latest update on the course's face lift. Here's the latest from the Makai Golf Course: • Earthmoving and rough shaping of the green, fairway bunkers and tee area on Hole No. 1 were completed recently. • The driving range rough shaping is in the final stages of tee&target green shaping. • Earthmoving underway on Hole No. 9 with tee shaping, bunker & earth mounding along Ka Haku Road. • Earthmoving from the west side of Hole No. 8 to the opposite side of the fairway is underway. • Construction activities will be relatively quiet between Dec. 22, 2008 and January 8, 2009. Though the golf course is closed, you are welcome to visit the golf shop to view the plans and ask questions. Kapaa - Professional Baseball Players Visit Kauai for Youth Sports Clinics

Shane Victorino of the Phildelphia Phillies, Tyler Yates of the Pittsburgh Pirates and Kila Kaaihue of the Kansas City Royals were featured guests at youth baseball clinics on Kauai. Held in December at the Vidinha Baseball Stadium, the event was coordinated by Wade Yamasaki, athletic trainer for the San Diego Pirates. One clinic was targeted to children 8-12 years of age and a second focused on the 13-18 year age group. Kauai's youth were taught the fundamentals as well as advanced baseball skills such as proper throwing, catching and fielding, the art of hitting, the science of pitching, footwork & hand-eye coordination skills and much more. Meals for Under $20 on the north shore of Kauai, Hawaii

Yes, it is possible to find good food for under $20.00 on Kauai. While it may not include a waiter or waitress or even a bartender, there are still good grinds to be had.

A friend of mine in Colorado actually sent me a link to an LA Times article which revealed the results of a restaurant survey they did on Kauai. While the article, posted at http://travel.latimes.com/articles/la-tr-kauai30-2008nov30 goes into more detail, here are some of the north shore spots they listed (along with some of my own comments):

1. Red Hot Mama’s – price $5 to $11.50. This place is tucked away in Wainiha (on your way to the Na Pali Coast) next to the General Store, but before the double bridges. You’ll place your order and take it with you as there are no tables here.

2. Tahiti Nui Restaurant & Bar – price $7 to $20.00. One of the landmark spots in the town of Hanalei. While Auntie Louise is no longer there running the show, it’s still a favorite among all who enter. Stop by on Thursday night and you’ll experience great music and may be treated to a hula performance.

3. Polynesia Café – price $7.95 to $16.95. Gourmet dining on paper plates in Hanalei town. You place your order, then select a table where you’d like to dine outside. Bring your own bottle of wine if you like. No bar and no waiters/waitresses.

4. Kilauea Fish Market – price $9.99 to $14.99. Located in Kilauea town on the way to the Kilauea Lighthouse. Mostly take out, but there is a small outdoor patio.

5. Kilauea Bakery – price $3.05 to $11.95. Enjoy scrumptious fresh baked breads and pizza in Kilauea’s Kong Lung Shopping Center. Place your order inside, then head to the courtyard with tables outside (limited seating inside).

Check out the L.A. Times article for more detailed information as well as more listings they included in spots like Anahola, Kapaa, Lihue and Koloa. Whether you’re coming to Kauai to purchase real estate,or just want to kick back for a fabulous vacation, keep these places in mind for dining that won’t empty your wallet.

Also, some of the best meals you’ll have are those where you buy your own fresh fish, take it to your “Kauai home” (if you’re staying in a vacation rental) and cook it on the grill! Mmmmm.

Oceanfront single-family homes on Kauai's North Shore 12/11/2008

In the last week several oceanfront homes have come on the market along Kauai’s popular north shore. Between Wainiha (i.e. the Haena side of the double bridges) and Haena, eight homes are now on the market.

The north shore is favored by many for its lush hillsides and beautiful beaches. However, there’s only so much oceanfront and now is a good time to take a look at what’s around.

Here’s some info on the latest listings currently on the Kauai Multiple Listing Service. Keep in mind, for those looking for homes they can vacation rental, these properties are not in a Visitor Destination Area. However, several have been vacation rentals to date and have applied for their Non Conforming Use Permit (NCUP) so that the property can hopefully continue on as such. At this time, it is thought that many owners won’t know if their property will be approved for said permit until approx. March 31, 2009.

Optimistic Real Estate News, December 4, 2008

The news most of you have probably heard about today is the Treasury Department’s prospective plan to revitalize the U.S. home market. Still in the development stage, the plan would lower loan rates to approximately 4.5%, more than a full percentage point lower than prevailing rates for 30-year fixed mortgages. In December’s REALTOR® magazine, Lawrence Yun, chief economist of the National Association of REALTORS® reported that although it’s a good bet the economic picture will remain highly uncertain as we head into 2009, there’s a good reason to believe the housing market has turned the corner. He wrote, “Housing in some of the country’s hottest markets during the boom – California, Florida, and Nevada, among others – is once again starting to experience gains in home sales. The reason is increased affordability.” He continued, “even if the economy stays in the doldrums, it’s likely that existing-home sales will remain on an upward trajectory . . . . Here on Kauai - on the south shore in Poipu, Koloa Landing reported that all of their Phase I residential buildings are in progress and beginning to take shape. The developer is anticipating that the 85 residences in this phase should be complete and ready for occupancy beginning January 2010 through the first half of that same year. Princeville HI Community: Golf Course Renovation 11/25/08

For those of you who have been interested or already own homes in Princeville, HI, here’s an update on what’s happening in the community.

You may already know that the Princeville Resort is closed for a $40 million renovation, but the Makai Golf Course is also getting a face lift.

Golfers, here’s what’s happening (as per a flyer circulated in the local community dated Nov. 10th). Earth moving began in the area of the former practice putting green and #1 tees at the beginning of November. Further grading is going on at the #1 hole. The first green, surrounds and bunker complex shaping were schedule for the 2nd week of November with architect’s approval expected this week (I don’t know the status of that to date). Once approved, drainage & irrigation will be installed before final shaping and grassing of the hole. When that’s complete, work will progress to the #9 hole.

For those of you on Kauai, you are welcome to stop by the Makai Golf Course golf shop and view Princeville’s plans or ask questions about the renovations.

In the meantime, for those of you still interested in single-family homes within the Princeville resort community, there are currently 60 of them on the market, priced from $645,000 (3 bedroom/2 bath) to $10,000,000 (4 bedroom/7.5 bath on 1.25 acres).
