Princeville, HI - Ready for a fun-raiser? One that is more than a silent auction? Kauai’s Zonta Club of Hanalei Foundation will host its 2nd Annual Charity Auction and Costume Party Hollywood Then & Now… on October 25, 2008.
In 2007, the premiere event resulted in approximately 250 attendees arriving in full costume regalia. That cast of characters was amazing! And, while having a great time, more than $20,000 in proceeds were netted to benefit the YWCA Girlz Zone program and scholarships for young women.
The 2008 event will take place at the Prince Clubhouse in Princeville (home of the Princeville Health Club & Spa) between 6:30pm and 11:00pm (doors open at 6pm). It's an opportunity for everyone to dress up as their favorite starlet or leading man. Last year, guests arrived as Jean Harlow, Betty Boop, Charlie Chaplin, Indiana Jones, Cruella de Ville and many more. Once again, the 2008 proceeds will go toward the YWCA Girlz Zone program and scholarships for young women.

This year promises to hold even more fun in store. Tickets are priced at $75/person and include dinner, dancing to Vic and The Victims, a live auction, silent auction, belly dancing, prizes for best costumes, photo opportunities and more. Just some of the auction items being offered include "An Instant Wine Cellar," a dinner for 8 prepared in your home by chef Michael Moore - both big hits last year – a gift certificate good for ground passes (for 2 people) to The Players Championship Tournament at TPC Sawgrass and 3 nights of lodging with 2 spa treatments at the Lodge Torrey Pines in La Jolla, CA.
Costumes are recommended, but not required and masks are available for a nominal donation. Due to limited seating at the Prince Clubhouse, attendees are encouraged to buy their tickets early. Zonta International is a global organization of nearly 33,000 members working together. In addition to the Zonta Club of Hanalei, there are more than 1,200 Zonta Clubs in 67 countries and geographic areas. Known as "Zontians," members have committed hundreds of thousands of service hours and millions of dollars to a wide range of women-focused community service projects.
The Zonta Club of Hanalei began on April 1, 2007 and meets on the 3rd Tuesday of each month. Part of Zonta's mission is to improve the legal, political, economic, educational & professional status of women. The organization works for the advancement of understanding, goodwill and peace through a world fellowship of executives in business and the professions. The weather on the north shore of Kauai has been stellar lately. Those who love to kayak the Na Pali Coast still had the opportunity to do so last weekend before a swell moved in on Sunday afternoon. Then, just across the street from me, at what we call "Ike's beach" (for my famous golden retriever), near the Y camp (Camp Naue), neighbors - young and old alike - were out having a blast on their boogie boards, paddle boards and surf boards.

Since my last posting on Sept. 8th, there are no new homes on the market between Hanalei and Haena. And, two of the homes that had been on the market are now off the market.
#1. After 353 days on the market, the 5 bedroom/5bath Hanalei home at 5-5522 Kuhio Hwy, asking $3,395,000, was withdrawn on Sept. 15th.
#2. After 549 days on the market, the listing for the 3 bedroom home at 4522 Uku Lii Place (Wainiha), asking $1,099,000, expired.
There was a time when finding a home between Hanalei to Haena for under $1 million was highly unlikely. Today there are four homes on the market priced between $799,000 (MLS #209531, 3 bedroom/3 bath in Wainiha, DOM=166) to $980,000 (MLS #200910, 2 bedroom/2bath in Wainiha, DOM=370) in the area. For those who know the north shore, Wainiha is just before and just past the well-known “double bridges.” (This MLS information has been supplied by third parties and has not been independently verified by Hawaii Information Service and is, therefore, not guaranteed.)
Since last week, no additional homes in this area have received any accepted offers. However, if you have any questions regarding these properties, I'd be more than happy to assist you. It is a Buyer's market and interest rates are still near historic lows. Take advantage of it while you can.

One of my first posts on Active Rain was about “Shedding Light on a Dim Real Estate Market.” It was an attempt to get out there and provide some optimism in a market where the media continues to promote pessimism.
So today, I’m going to provide some more optimistic news - not based on my opinion, but on articles and other posts I’ve read. If you’re a prospective buyer or seller, I hope this helps you. If you’re a realtor, I hope this lifts your spirits.
So, first off, in his article “July Existing-Home Sales Show Gain,” Walter Molony wrote:
“Existing-home sales rose in July to the highest level in five months.” In this piece, he quotes National Association of REALTORS® (NAR) President Richard F. Gaylord as saying, “Buyers who’ve been on the sidelines should take a closer look at what’s available to them now in terms of financing and incentives.”
Lawrence Yun, NAR chief economist, said home prices in some regions could soon increase. “Sales have picked up significantly in several Florida and California markets. . . We expect more balanced conditions in 2009 and will eventually return to normal long-term appreciation patterns.”
In “Even the Case-Shiller indices Show Improvement,” David M. Blitzer, Chairman of the Index Committee at Standard & Poor’s, reported: “In June, nine of the 20 cites [in the 20-City Composite] were up month-to-month compared with seven in May.”
Jonathan Smoke, author of the article, concluded “. . . the month-over-month trend is clear – the move in home prices as measured by month-over-month change in the composite indices shows we are moving in the right direction.”
It seems that the piece I’ve seen generate the most discussion, is Washington state Realtor Bill Sauneuf’s blog post. Entitled, “30 States had Positive Changes in House Prices over the last year!” he provided some statistics from the Office of Federal Housing Oversight’s Housing Price Index for the 2nd Quarter of 2008. The index indicated that 30 of the 50 states had positive changes in house prices from June 2007 through June 2008. Only 4 states experienced overall price declines of more than 5 percent (I’m happy to say Hawaii wasn’t on the list).
The index also provides a look at the percent changes in house prices over the last 5 years. Bill reported that the 5-year term STILL shows 287 of 292 local markets profitable. “…even with the challenges over the last year, the United States STILL has had a 34.8% increase in home prices over the last 5 years!” he concluded.
I recently told one of my buyer clients that if his goal was to “buy and flip,” this was not the market for him. This is the market to make a purchase you’ll hold onto.
Buyers and sellers, here’s a final comment I’d like to quote from Bill Saneuf’s post that echoes the sentiments I conveyed to my client. I think you’ll find it does shed some positive light. . .
“Homes are not stock . . . You’re not supposed to buy and sell on a daily, weekly, monthly, or even yearly basis. Homes are a long term investment. If you are only capable of doing short term investments for some reason (for example you plan to move in 2 years), buying a home is probably not the best investment for you. However, if you can make a long term investment then the purchase of a home is one of the best investments a person can make.”
Thank you to those who continue to stay on top of the statistics and report good news. I’m going to keep searching for positive comments to report and pass onto my clients (and colleagues). After all, if you keep talking “gloom & doom” you’ll get “gloom & doom.” Fellow realtors, let’s do our best to shed a shining bright light on what has been a dim real estate market.

If any of these pique your interest, let me know. If you're like many buyers wanting ocean and mountain views, chances are the above homes may only offer a "peek" at them - if there's any view at all. However, there is a single family home with 3 bedrooms/3.5 baths that has both ocean & mountain views (waterfall views too!). The asking price is $1,290,000.00 just reduced from $1,339,000. The closer to the ocean, the bigger the ocean view, the higher the asking price. Currently, the remaining homes on the market (above $1 million) are asking anywhere from $1,075,000 to $10,000,000. If you want to be close to Princeville's championship Prince & Makai courses, love tennis, want to walk to the grocery store or library, yet be close enough to the beach to be there in just 5 minutes, than Princeville, Kauai may be just the place for you.
