Choose Your Closing Time Wisely
Choose wisely when you are scheduling your closing time appointment with your title company. Yes, I know that you as a buyer are anxious to close and want to get the first time available. That is understandable.
What may not be so apparent for Houston,Texas, Clear Lake and League City, TX, buyers is that the last Friday of the month may not be the best time to schedule your closing. Why would this be important to consider? The simple reason is that the majority of buyers want to close on the same day of the month. This can cause a backlog and delay of paper work being taken care of on the day that you close.
Unless the transaction get completely funded, you as a buyer are really not the new owner even though the papers have been signed and you gave your check. Now that could cause you to question loud and clear. Right? The paperwork still has to go through a few more steps. Not until you have the "all clear" that the transaction has funded, are you as new owners in a position to move into the home.
Avoid Added Cost and Inconvenience
Let's take a an example of what could happen if you chose to schedule you closing late in the day on a Friday for example. The completely signed transaction would have to be sent to the bank before the bank's wire service has closed for the day. If the papers arrive at the bank after the wire service for the day has ended, then the property would not fund until the next business day, which would be on Monday. Therefore, you as a new buyer would not have occupancy of the house until Monday when the banks opens and could complete the transaction.
Knowing that you do not want to keep your belongings in a moving van over the weekend and pay for the extra days, I highly suggest that you choose wisely when you schedule you closing with your title company. There is nothing like the unwanted feeling of disappointment and difficulties that a delayed funding could cause.
It is very important that you have a relationship with a Realtor who knows how to and will work on your behalf to advise and protect you from as many unforeseen delays as possible that could possible pop up.
