Kayla Pearce - Real Estate Agent, Milford Delaware

Wordless Wednesday - A gorgeous Delaware Sunset!

---------------------------------------------------------------------------------------------------------------

If you are looking to buy or sell a home in Kent or Sussex County Delaware, then please contact me today! I am a hardworking dedicated Realtor with a lot of motivation, who is ready to walk my clients through the home buying or selling process 110%!!! I look forward to hearing from you!

Georgia House

If I could only go out to eat at one restaurant again, I would probably pick this place. I absolutely LOVED it! The location is great, the atmosphere is even better, the service was top notch, but the food is what really did me in!

Georgia House is located right in Downtown Milford Delaware, on Walnut Street. Don't be upset if this location is too far away though, because Georgia House has FOUR other location in lower Delaware; Millsboro, Selbyville, Laurel, & Georgetown!

The very first Georgia House was opened 10 years ago in Millsboro Delaware. The Milford Delaware location was opened 3 years ago, & was the 3rd location to go up!

This restaurant offers take-out, some catering, & a large banquet room located on the second floor for any special event! They also have an adorable set up outside for dining during the right time of the year.

Their menu is only changed twice a year, normally to bring in vegetables and other foods that are in season. They wouldn't have to change the menu for me, because their food was delicious! They serve anything from burgers, to steaks, to crab cakes, to pasta & of course salads! The prices are just right too!

If you are ever in the area of one of their five locations & feel like getting something to eat, I really think you should check them out! You won't be disappointed!

(I think this is pretty neat outdoor set up. There is front wall is still up, but the rest of this area is completely outdoors. It looks really awesome when your in there.)

Key for First Time Home Buyers!

Are you a first time home buyer, who is not really sure what to expect with the home buying process? Maybe you have a Realtor, maybe your just in the looking stage, or maybe you have even went out and looked at a few houses yourself and are ready to get the ball rolling?

Regardless, there are a few things you should be ready for!

  • Get to know your Realtor. Make sure you are compatible with them and you are comfortable around them. During the process of buying a house, you and your Realtor are going to get personal, so you want to make sure you are yourself around them & are comfortable sharing information.
  • Know your mortgage company and the different types of financing. I am no expert in this myself, so I am not going to go into too much detail, but just like with your Realtor, you are going to have to get personal with your mortgage company. You want to know the different types of financing so you know what is going to fit best for you and your life.
  • Get pre-approved. Before you actually start going out and looking at houses, get pre-approved. You need to know your price range from the door. Sure you think you can afford $300,000, but there are other variables that are tied in to what you can afford. This is going to save you time, and energy! Plus you never know when you need to put in a quick offer, and that pre-approval letter is going to help you in that process!!
  • Stay informed! Once you have put in an offer & it has been accepted, stay informed with what is going on with everything rest of the process. Make sure everything is going well with your mortgage company and all of the inspections are coming in okay.
  • There may be bumps. Not every sale of a home is going to go smooth, no matter how good of a Real estate agent you have. Some things just can not be stopped. Keep your calm, stay positive, and try to look at the big picture. If it is worth fixing, fix it, & get the show back on the road. Staying calm is the key to maintaining speed on those bumpy roads though!

I hope this helps any first time home buyers, as well as any Realtors who are not sure what to tell their clients when they don't know what to expect.
