In the beginning, you need to decide what Mortgage Broker you want to work with. Jumping around will only complicate the process. Find a Mortgage Broker that you can trust will deliver on their promises and charges a fair price and work with them.
13. Not collecting and supplying requested documentation to your Mortgage Broker ASAP:
Getting a mortgage now can be a lengthy process. If you are not quick to get requested documents back to your Mortgage Broker, it will only make the process even longer. Be prepared with the basics (2 years of full tax returns and w2s, 2 months of all bank statements, 30 days paystubs, explanation and documentation for special situations such as bankruptcy, foreclosure, credit inquiries), but also be ready to get updated or additional document as they come up.
When using a REALTOR® not only do you get a great home, but you get peace of mind that you were well educated in the home you bought. It is better to find out all the issues of the home, and contract before you close and give up money to buy your home. Once you close if there is a problem with the home that is now your problem, and if your not careful it can be an expensive lesson. Honestly when you buy your home, do you want to have worry something might go wrong? No you want to enjoy your new home, using a REALTOR® is a wise and smart decision.
I am so frustrated with a Buyer that I have been working with for months. She has been leasing for 5 years, she is approved. We look and look at homes, but she seems to always find something wrong, or hesitates. We have found several homes she really liked, but she hesitated once again and she lost out. I have tried to explain the Buying process, and that the homes that are updated somewhat and priced right are going quick. We have been looking for 3 months, I am to the point I am just about done.
The problem is there is so much inventory Buyer's are taking there time, but taking their time does not pay the bills. i would just like a buyer like I had a month ago, showed her 5 house, and she made her decision, and we closed a month late. That was sweet. Buyer's need to wake up and realize there is a lot of inventory, but sitting around and hesitating does not mean you will get a better deal. I am suppose to show a few houses tomorrow to this buyer, hopefully we will finally find the own. I am ready to move on. I have a listing the same way, a Buyer likes it but he is hestiating also. This house is priced right, and is below market, and is in excellent condition. This is a great buy.
I know that these people will finally realize that they need to make a decision, and this will be the week to do that. Buyer's wake up and realize how hard we agents work, to make your dreams come true.
It has been a wild and crazy day. Thought I was going to get up run a few errands, and then do paperwork. Well, what was I thinking. Had one listing needing paperwork, and a new listing trying to do paperwork. Then I got a showing, no sign in yard or lockbox. My client wasnt thinking it would show that fast so she was cleaning closets. Well our mistake we ran around trying to get that house ready to show. It is now 10:45 pm and I am just know slowing down.
I pray that one of my listings get a contract this weekend. The buyer is chosing between my listing and another. So i pray it is my listing. My client will be so happy. just so glad that homes are starting to move, and i beleive 2011 is going to be a great year.
I would really be awesome if my new listing sold quickly. Things would be really great so, I keeping my positive thinking that all happens.
