We are seeing signs that better times are ahead for the economy and the real estate market in 2011 and beyond. People always ask me "how is the market" or "is the market getting better". My answer is YES, the market is improving. If we look at the inventory of homes for sale, the number has been steadily declining from the peak of 38,000 homes for sale in 2006 to what we have now of about 26,000. Also, sales have remained strong for several years averaging about 1500 sales per month. Sales are not what they were in 2005, when sales were double that figures, however, what we have now are normal, healthy sales figures. So we have to look at the good news... and that is HOMES ARE SELLING EVERY DAY!

OK...foreclosure numbers are big in So. Florida. However, most of the bank owned properties are purchased quickly when they come on the market. So, eventually we will move through these distressed sales. In addition, because prices are lower now, especially with bank owned property, many first time homeowners are now able to purchase a home.

Let's keep focusing on the positive signs in the market.

As I may have mentioned, the 610 Clematis Annual Meeting last night was the best annual meeting of all that I have been to this year (Flagler Pointe, The Prado, The Slade, and two in Naples). The event speaks well of 610 Clematis, Contiental staff and all that you and the other Directors have done over the last few years to navigate the condominium association through some very difficult times.
