SUNDAY, SUNDAY... AND the Short Sales Approvals Keep Coming.

Today is Sunday and I like to share with you a couple of thoughts before the week begins and it is back to the Short Sale rat race.

It seems that many of the calls I have been receiving are from potential clients who have already tried a short sale or are in the process of a short sale and are getting little to no activity from their current negotiator or Realtor.

I believe that clients need to be educated as to the process of a short sale. If this is done in the beginningof the process it will save a lot of heart ache for both the Realtor and the Client.

I like to follow these steps.

1. Meet with the client and counsel them as to the process.

2. If you are negotiating for a Realtor who may not have as much experience in Short Sale, counsel them also as to the process and the time expectations.

3. NEGOTIATE YOUR OWN Listings! This I believe is paramount to keeping a client happy.

4. Keep your clients updated. This is a little difficult when you find yourself negotiating for another Realtor, but remember your duty is to the client.

5. Be honest, always disclose what may be disclosed and treat each deal as if the Board of Realtors and all the Ethic members were looking over your shoulder.

Bottom line, you are providing a service to clients who may already be in a very vulnerable position, stressed and possibly clueless as to the Short sale procedure. Your job is not to add to the stress but to alleviate it as much as possible.

If you remain objective, ethical and do your due dillegence I am sure that your referral base will increase with each Short Sale you complete.

As time passes and the truth starts to come out we will see more statements like the one above come to light. It seems that the passion all the short sale negotiators muster up to close a short sale is only met with stalling tactics and institutional red tape.

It is no wonder that articles like the one below will be more and more relevant to short sale negotiations and loan modifications. Instead of rehashing the article I am including it here for your perusal.

I hope that the days to come will shed more light on these corrupt practices. My only hope that new corrupt practices do not begin to creep up to cover their past bad acts.

As I do my daily web browsing I come across many help me get out of foreclosure or help with short sale websites all trying to charge people. I am glad to see that some sites still give free information. One such site is http://short-sale-foreclosure-help.com another site and http://hud.gov/foreclosure.

The clients I come in contact with are all under tremendous stress... One thing that contributes to this stress is lack of information. I notice that once I sit down with them, take the time and discuss the short sale process as well as foreclosure ramifications they get a grasp of what is actually available to them.

It is my hope as it is my practice that even when I am not sure of something we find out together. No one person can know it all, and those that say they do usually know less than the average professional.

Another thing that comes to mind while writing this short blog is that information that may seem common to you and me is anything but common to our clients. We need to assume that our clients, respectfully, are unaware what a short sale is or what an approval letter contains or does not contain. We need to create a road map for our clients using these resources that are on the Internet such as the sites above to educate our clients, friends and colleagues.
