Short Sale Mistake # 384, Sellers need to disclose Assets!

I just got a call from an agent who had a deal go south and it was as simple as having the lawyer ask the client if they had other assets. The intake on a Short Sale is very important. The finish line of a payday is not the only measurement of a successful short sale.

Distressed home owners need good representation and a good intake is part of good representation. This can be either done by the Realtor working with the distressed home owner or the Attorney who undertakes the negotiation aspect of the short sale.

Again I cannot emphasis that detail is an important component of a short sale and inaccurately collecting all of the important information from a distressed homeowner who is stressed and possibly in denial is not beneficial to you as the professional Realtor or loss mitigation negotiator.

I have been doing short sales since 99 and know that policies change daily with lenders, but we must pay attention to detail.

Short Sale Real Estate Lawyer. Short Sale Horror Stories?

SHORT SALE NEW YORK

If you are like me and are deep in the Short Sale side of the Real Estate business you come across many horror stories. Families left high and dry by agents who have never completed a short sale, Attorneys who guess their way through the short sale process making families wait months and months and finally figure out they needed an authorization before they could speak to anyone at the Mortgage Company.

I have been hearing all sorts of horror stories about short sales and that is why I am committing myself only to Short Sale Listings and Short Sale Closings.

My unfortunate situation is that I am only in New York. I wish there were a nonprofit out there that would train attorneys how to complete a short sale.

MLS Information Form Fields Should be required. What is the Square Footage anyway?

I have been frustrated lately with the lack of information on my MLS. Basic information like square footage, number of rooms, bathrooms, driveways etc is very apparent.

My MLS in Queens Long Island Board of Realtors does not make these entries mandatory since the Fields are not required to submit the listing. I believe that Fields such as Rooms and Square Footage to name two should be required.

What is your point of view on MLS listings and how can they be improved?

We do pay a large fee to have this service, should this service not be worthwhile instead of worthless when putting together your next CMA, BPO or property search.

I find that in most circumstances when I had the chance to reach the agent whose listing is, lets say scarce of information, I get a reply; I did not bother with that info, the picture is there.

I hope that this changes, but at this point only the MLS can make the change. Agents will be agents some great some not so great, but the MLS must do the most it can to make information standard and available to all users of its MLS.
