Waiting for the "bottom" to purchase a home is not a good idea any longer. With inventory shrinking there are about 20% less homes on the market then a year ago and pending sales are up almost 18%. The service area of the NWMLS single family homes and condos has seen a shrinking number of inventories for the month of May 2009 there were 41,318 active listings vs. a year ago same time 51,817 active listings on the NWMLS. It's a good thing for the real estate market but not a good idea to wait to purchase "the deal"
With historically low interest rates, adjusted lower prices on residences, and that wonderful $8,000 tax credit, we have seen a boost in mid price markets. Get off the fence, call a REALTOR and start home shopping.

Yes it is true pending sales for April 2009 are up 11.4 % compared to twelve months ago April 2008 -AND they are up a staggering 21.3 % from March 2009. Inventory is down almost 19% from a year ago. With dropping inventory and rising affordability these are good signs and good news!
