It has been awhile since I last posted, so I figure it is time to start again. Today I am showing you a graphic of Marvin NC Homes and what their valuations have changed from Jan 1., 2010 to June 1, 2010 compared to that same time period in 2011.
What I find intersting is that several have actually gone up in value. Those include Barrington, Providence Downs, Providence Downs South and "The Reserve". By the way, some of these communities are technically in Waxhaw, only because they have not been Annexed into Marvin township. Bear in mind though, all these are in the Marvin Ridge School system, which is highly rated school system in North Carolina!

50% of homeowners to do not even realize, there are options for them... Yes 50% according to statistics (and this video). That is a large number.
This is a good video about how to help people and how to market to people facing foreclosure.
1.) Get Certified
2.) Acknowledge the mindset of seller, and target their needs!
3.) - Create a Stealth Website, that is non-branded, but chock full of FAQ, worksheets, BASICALLY ANSWERS AND HELP!
4.) Drive Traffic to it! - PR, Small Ads,
5.) Know your troubled Neighboorhoods!
6.) Work you SOI, and Mail prospects!

I have to tell you, when it comes to new homes there are two decent size bulders I love. SP is one. (and it is not the builder I currently live in, although I would say they are OK, middle of the road).
I do love Standard Pacific homes. So does J.D. Power and Associates, you know they review organizations and rank them according to surveys and such!

So if you are in town, and need a REALTOR, they are giving some goolish rates, so don't be spooked! You may just want to see some Re-sales too, then you will need a REALTOR, and not just a Sales Associate sitting at one of the New Home Models.

Did you know, in the south alot of the schools don't let the kids dress up for Halloween? Did not know that till I moved here. Or that alot of the subdivisions really try to "define" the hours with which kids can go trick-or-treating?
These are some of the things you can ask your local Charlotte REALTOR. That quite frankly, you just won't get out of a Sales Representative sitting in a new home!
This is called a local "custom". All areas have them, you just don't think about them, till all of a sudden your kid tells you there is no pledge of allegiance at the school.
That is one of the advantages of the LovingCharlotte TEAM, we have Mary who was practically born here, and myself a northern transplant. Dealing with a Native REALTOR, certainly has it's advantages, but so does a fresh perspective to give you the truth, or things you may not realize or think about.
