Cheryl Skiles
Old Colony Realtors
On Monday March 22, 2010, the Greebrier Valley Board of Realtors and it members and office Brokers attended a Lead Base Pait Disclousure Class. Speaker for the event was Cheryl Skiles, from Old Colony Realtors. Mrs. Skiles is also the WVNAR President for 2010. Mrs. Skiles is also the director of Training & Education for Old Colony Realtors.
The event was started with a meet and greet with the members and Mrs. Skiles. Members of the board and office Brokers took the oprotunity to meet Mrs. Skiles and welcome her to our part of the state. The event was sponsored by United Bank and Cathy Roberts was there to represent the her banks support of the board and the event. .
Mrs. Skiles working with Old Colony Realtors was part of a free class that has been offered by her company as a part of a violation with Lead Base Paint Disclosure. Her company was sited with some pretty serious violations of the Lead Base Paint Disclosure policy required by Federal Law. As a result of the infraction they are to hold the free classes all over the state of West Virginia.
Mrs. Skiles offered "The Rule", undestanding and becoming in complaince with the "Lead Base Paint Hazard Reduction ct of 1992". This all results from a early 1990 study from the National Health and Nutrition Examination Survey. Elevated levels of lead in the blood-levels of children contained at least 10 micrograms/deciliter of lead. These levels were then established were a concern for the Centers for Disease Control & Prevention. With these new guidelines and by 2005 the childrens blood-levels had droped to a reported 310,000 and before the level was reported to be 890,000.
Mrs. Skiles detailed the "target housing" propert that was effected by the lead base disclosure. Target Housing is most private housing, most public housing, housing reciving federal assistance, and federally owned housing. She was also to point out the in todays market Foreclosure housing was not affected by this ruling.
The information was very important to all who attend and it it is also important to any agent. The forms must be completed and singed or initiald in the approprate places. And information to your buyer and seller are crutial. Fines are said to be $11,000.00 a line! This information is not only good for agents, but also good for rental property owners and for sale by owners. They too are required to follow the same guidelines.
I would highly recommend to any agent and especially any Broker to find out as much information as possible on this matter. If you are in one of the areas they are planing to offer this class, take the time to attend, it will well worth the time & effort. The end result may not be good for you as an agent or also as a broker. For more information click on the EPA web site link below.
