Johnson & Wyandotte County Kansas New Home Sales Report~3-21-09

The following New Home Sales Report Compares New Listings, Pending, and Closed New Home Sales in Johnson and Wyandotte County-from this time last year. Pending Contracts have dropped by 47% in Johnson County, and 36% in Wyandotte County. Closed Sales have dropped by 31% in Johnson County, and 35% in Wyandotte County.

What I find interesting is that sale prices have actually gone up by 8% in Johnson County and 22% in Wyandotte County. I believe that this is an indication that the demand for new homes is changing; meaning, although there may be less buyers than last year, the demand has grown due to lower inventory. This is just my opinion; you can judge for yourself!

Today, Tom Woods, a local Kansas City builder and NAHB Federal Government Affairs Chair Support is headed to Congress to tell lawmakers first hand what is going on in the home building industry! He has asked to share the below message with all members affected by the housing industry slump.

Below is a message from builder and advocate, Tom Woods:

"As Congress debates stimulus programs they need to remember to fix housing first and I am going to personally deliver the message. Can you give a minute to help the home building industry? My visits on Capitol Hill will mean a whole lot more if Congress hears from their constituents. We need all of our voices to be heard - I can't do this alone. Our local HBA is teaming up with NAHB to get Congress to Fix Housing First. Below is some information about how you can help. Call or e-mail your Congressman and join me in passing meaningful legislation for our industry. BACKGROUND INFORMATION The Problem: Falling home values are at the core of the current economic crisis The impact on the national economy of home building, and housing in general, in good times and bad, should not be underestimated. The historic increase in foreclosures, tightened mortgage qualifying criteria, and general declining economic conditions have significantly cut demand for housing.

Housing wealth is the primary source of savings for most households and a key driver of consumer spending. As housing has slowed, so has the national economy. In recent quarters, the decline in home building activity has subtracted a percentage point or more from annualized GDP growth. These facts suggest that the recovery from the current economic crisis must begin in the housing sector. Without addressing the crisis in home prices and residential construction, no recovery effort will be successful. The key to this effort is stimulating housing demand. The Solution: Targeted incentives to encourage Americans to buy homes again.

In 2008, Congress adopted a measure providing first-time home buyers with a tax credit of up to $7,500. While well-intentioned, the legislation failed to stimulate or stabilize the housing market. This can be attributed to three main factors: the tax credit was really a loan that had to be recaptured; it was only available to first-time home buyers; and $7,500 was not enough to entice people to buy. The nation's current financial crisis has outpaced the ability of the homebuyer credit, as currently structured, to turn the housing market around. NAHB proposes to build upon the foundation of the homebuyer tax credit by perfecting its structure and scope. First, eliminate the repayment requirement. Second, make the credit larger by increasing the credit amount on a sliding scale between $10,000 and $22,000. Third, make the credit available to all homebuyers. Finally, in its new form the eligibility period for the credit should be extended to December 31, 2009.

In addition to an enhanced homebuyer credit, NAHB is advocating for a short-term mortgage subsidy for purchases made in 2009. The Treasury Department is reportedly considering a program to provide 4.5 percent, below-market rate mortgages. While this program is a welcome first-step, the depth of the recession demands a more aggressive response. Specifically, NAHB proposes a federally-subsidized, 30-year fixed rate 2.99 percent mortgage for homes purchased before June 30, 2009, and a 3.99 percent mortgage rate for homes purchased before December 31, 2009. The rate subsidy would only apply to principal residences. This dual strategy of a homebuyer tax credit and a mortgage subsidy was used successfully during the 1970's housing crisis, which was fed by excess inventory and falling home prices." by Tom Woods

GWA Helping Harvesters

Greetings!

My real estate company, Graham, Welch, & Associates, LLC, has teamed up with a local food bank, Harvesters! We are collecting canned goods for those in need during the holidays! We have placed boxes in all 24 of our new home communities, including the one I market Delaware Highlands!

We have put a tremendous amount of work into this drive. We have walked the communities, hanging door hangers, sending out newsletters, making phone calls, and sending emails. The response has been great. People in Kansas City are caring and giving people. They realize the importance of the need this year, and have come together to make sure every family in need this season, will be able to have food on their table. I am proud that my company is sponsering this drive!

GWA Communities Helping Harvesters This Holiday Season

In keeping with their commitment to clients and the community first, Graham-Welch & Associates has recently launched a huge Holiday Homes Tour campaign dedicated to helping Harvesters.

Since 1979, Harvesters, Kansas City's only food bank, has served a clearinghouse for the collection and distribution of food and related household products. In response to the continuous need for contributions from the community, particularly this year due to the current economic conditions, Graham-Welch & Associates has incorporated Harvester's donation stations at 18 of their communities in the Kansas City area (please refer to the holiday map on their website to find these locations). At these donation stations, Graham-Welch homeowners, prospective buyers, and the public-at-large can contribute to Harvesters and enjoy their beautiful Holiday Homes Tour.

"A lot of work has gone into this project," said Brad Broockerd, director of marketing communications for Graham-Welch and Associates. "Our Harvesters and Holiday Homes Tour outreach includes four page advertisements in both the November and December issues of New Home Guide magazine, including the front cover of the latter, a ‘callout' in the December issue of New Home Journal magazine, door hangers distributed to all Graham-Welch residents' homes, directional signage, flyers and contribution Good Will Ambassador for Harvesters stickers. We have really put a great deal of effort into this campaign to explain to Kansas City residents how they can help support Harvesters."

To date, response to the campaign has been extremely positive. Graham-Welch and Associates' goal is to fill a large moving truck with food, and deliver it to Harvesters on December 22nd. They have also dedicated a large portion of their Website (www.GWAHomes.com/holiday) to support the Holiday Homes Tour that runs through December 30.

"We should all do our part to help area residents going through hard times...this is the true spirit of the Holidays," said Kent Welch, president of Graham-Welch & Associates.
