In my years selling real estate in Destin and the beach communities along 30A, I have noticed that while much of our sales activity takes place during the spring and summer months while everyone is thinking about the beach and living the lifestyle, one of the best times to buy is between Thanksgiving and New Years. Typically, even those who may be in the market to purchase beach real estate aren't thinking about doing so when there are presents to buy, parties to go to and family to visit.

With less competition in the market from other buyers, it is a great time to make a move. Why wait until next summer to go through the buying process when you can get in now and spend your summer actually enjoying your new vacation home? Furthermore, short sales typically take longer to close than a traditional sale would, so if you make an offer on a short sale and want to stand the best chance at enjoying it during the summer season, it might be prudent to make a move now when a bit of a wait might not matter as much to you.

On top of this, our market experienced an abbreviated summer season due to the BP oil spill in the Gulf. Fortunately, the Destin coastline was spared significant impact from the oil, however, the real estate market felt an impact in the way of postponed activity. For example, two Gulf-front condos at Villas at Santa Rosa Beach went under contract almost simultaneously in mid-September. One was on the market for over 3 years, and the other was an REO property that was available for only a week before going under contract. There is no more inventory available there at this time. At nearby Adagio in Blue Mountain Beach, two Gulf-front units went under contract the following week. Unusually, there are five units under contract at Adagio. This burst of activity not long after the oil spill was capped in mid-July leads me to believe we will see hightened activity for this fourth quarter.
