There are currently 1,219 closings pending in the system today for the Emerald Coast Association of Realtors. That is great news for the market place. Of these 89 of them are foreclosures or bank owned properties.
367 Foreclosures sold in the last six months in our local market area. This is 8 more than last week. They are our number one selling product right now and they are selling on average in 96 days.

The May results are in and the month of May show that finally we are seeing a decrease in the number of short sales, but an increase in the total of foreclosures. This may be a result of short sales that have not sold or closed properly finally falling into the foreclosure category.
New home sales are pretty much all but gone as new builders have pretty much given up competing against the lower prices and resales.
Resales however are selling and selling well over last year's figures.
If there was a time to buy, it is now. Not sure what my crystal ball is saying, but I would be buying this year before Fall. If you have not noticed home interest rates are going up right now. There have been a total of 226 swine flu cases reported in the US. In comparison to the US population this is miniscule. There has been only 1 case of death from this flu. The biggest state affected is New York, followed by Texas, followed by California. That makes sense that where some of our largest population resides, so do the swine flu show up.
In the State of Florida there have only been 3 reported cases.
The Federal Government and manufactureres have begun the process of developing a vaccine against the novel H1N1 flu virus. People who are sick are urged tos tay home from work or school and to avoid contact with others, except to seek medical care.
Here are some tips to keep you healthy:
1) Stay informed and don't fall into the hyperbole of the news media
2) Influenza is spread mainly person-to-person through coughing or sneezing of infected people.
3) Cover your nose and mouth with a tissue when you cough or sneeze and throw away the tissue after you use it.
4) Wash your hands often with soap and water, especially after coughing or sneezing and carry alcohol-based water free hand cleaners with you.
5) Avoid touching your eyes, nose or mouth.
6) Stay home if you are sic.
7) Follow public health advice regarding school closures or avoid large crowds of people and social gatherings.
8) Develop a family emergency plan and store ICE or In Case of Emergency in your cell phone.

No not lightning as in a storm of some type, but just plain accurate and fast. The F-35 is planned to come to Eglin AFB and replace the current 33rd Fihter Wing's 1900 personanel and their families providing the area with a net gain of 740 citizens. I am in favor of this move by our Defense Support Initiative to bring our military F-35 Aircrafts to Eglin AFB. First plane is scheduled to arrive by 2010.
The plan will bring 134 pilot instructors, 66 maintainer instructors, 109 student pilots, 436 maintainer students, 30 government civilians, 150 contractors, 1,076 aircraft maintainers and 325 aircraft maintenance squardron to our area. This totals 2,326 JSF Personnel with 1,163 spouses and 1,396 children. This is a huge welcome to our area and the men and women who fight for our freedom. In an economy such as ours, this will be a huge boost to the area.
Located in Okaloosa County, FL this is the primary economic generator with over $6,000,000,000 annually generated.

Last October my wife spent a weekend visiting a friend of hers who lives in the Riviera Beach area of Panama City Beach. When she got back home she felt like it was the sort of a spot that I would like and that there might be several good deals available in that areas' housing market. So, after a visit the following weekend and a lot of internet research, we randomly selected Kelly to help us on our quest for the best vacation home that our budget could handle. She could not have been any more accommodating. Her energetic, kind and pleasant, but professional manner turned what could have been a frustrating search into a fun adventure. As we hunted for our dream vacation home, she had all sorts of interesting lowdown on the area. She knows her stuff. The first weekend we had a few possibilities in sight. We made a couple of offers but they didn't pan out. Each day Kelly would E-mail us at our home near Atlanta any other possibilities as they came on the market. When we had a free weekend to search some more, Kelly was unable to be available. In spite of this she managed to have an associate of hers meet us anyway. She too was equally as accommodating.
