FORECLOSURES IN THE PANHANDLE OF FLORIDA THIS WEEK

Altough I cannot officially put the links of the foreclosures in this post because someone got mad I was advertising their listings without their permission, I can give you the raw numbers and then you can email me for the lists. This reminds me of an old saying, "Just Give me the Facts" Well, here they are.
EMERALD COAST ASSOCIATION OF REALTORS (ECAR)
Sales are up in our area with 98 homes closing just last week alone. Average price per square foot was $136.28
8 Condos closed last week. Average price per square foot was $332.32
6 Townhomes closed last week. Average price per square foot was $111.20
11 Lots sold last week. Average price $96,557
CONDOS
Condo loans are still available, but a condo buyer today needs at least 25-30% down in cash and good credit score in order to qualify for a loan. I have a list of bankers in the area who are still loaning on this product. A lot of the more recent condo purchases have been to cash buyers who seem to have flooded the market again and picking up these foreclosures.
There are 48 condos in Foreclosure today from the Pensacola to Bay County line.
15 of these condos are Waterfront (Gulf of Mexico) condos for sale.
HOMES
110 Foreclosed homes in our market today. Homes if Primary Homes are easy to finance. FHA requires only 3.5% down. VA and some other loans like 203K loans have 100% financing. Conventional loans will require 20% down to avoid the PMI. Again, mortgage lenders are looking for strong buyers with cash down and good credit scores.
LOTS
123 lots are in foreclosure. Lot loans are very difficult to obtain. One buyer of mine recently bought a foreclose lot that was in Foreclosure by Regions Mortgage and was able to obtain 3.5% financing on it. That was incredible and those are the ones to be looking for. The lowest priced lot this week in the list $11,500 in Navarre, FL. Email me for the list. Kelly@KellyKleinSoldMine.com
TOWNHOMES
14 Townhomes are in the list this week. Townhomes are secured by home mortgage loans and follow the same guidelines for purchase. First time home buyers benefit with a $8,000 tax credit. The State of Florida is currently reviewing this and trying to make this a part of down payment assistance rather than a tax credit.

There are 49 lots in foreclosure today in Panama City Beach, FL. The least expensive lot is $31,900 in Hidden Lagoon.

I am having a successful year. What I find interesting about this is that other Realtors get so jealous when you are having a good year. Today I took down all of the posts that dealt with market reports because they contained links to listings that I do not own. Guess what? I hardly ever take a listing. I work as a Buyer's Representative and not a Listing Agent. 99% of my business is as a buyer's representative. In order to do this you must provide listings to them from the local MLS to provide them a range of choices in which to choose from. Not sure about your business, but in today's market it takes a lot of cooperative efforts to get a home sold.
With this said, I have deleted these very useful buyer's informational reports and now ask you to email me directly if you would like the latest lists of all active Foreclosures, Short Sales, REOs, or even regular sales with motivated sellers so I can help you save money too.

Tomorrow is Earth Day. I have recently adopted a mile in my neighborhood and walk it daily now with a trash bag and pick up mostly beer bottles. Why is that beer bottles are the number one item found along our roads anyway? Cigarette boxes are also another popular found item. Once in a while I find a coffee cup or a Subway sandwich wrap and cup. I like it best when I find money. Mostly pennies. I guess that is why they say pennies from heaven? Who knows, but I would prefer quarters if you are going to be throwing any thing out of your windows from now on.
Please respect Mother Earth and leave it better than what you found it.

Okay, I have to admit I have written 31 short sales in the last year and a half. Zero have closed. Am I excited about them? Not in the least. In fact, I advise my clients now that the name of this sale is a joke. There is nothing short about a short sale at all. I have waited and waited and waited.
One of them made it all the way to the closing table and I was representing the buyer. The buyer's funds were there and all of the papers were signed. The seller, who was a real estate agent / owner and should have known about the short sale process would not sign off on the final documents which required him to repay the amount of the deficit or get a 1099 form. It was a vacant piece of land and the amount owed was only $25,000 and still this agent / owner would not sign off.
My buyer as well as I were both totally disgusted after waiting 9 months for this day to arrive. The buyer who dumped me and claims he did not blame me, ended up buying the lot across the street from a for sale by owner who did not want an agent involved.
Today I am in a similar situation with an agent/owner who is the seller but decided to list it with me. We have a very patient buyer who is qualified to buy and the bank has even accepted the offer, but the seller now does not want to sell because they too will owe the 1099 or deficit. Here we go again.
Out of 31 written proposals for short sales, not one has successfully closed. I have three on the table right now and I am not overly optimistic. Where did this word come from anyway? There truly is no "short" to a short sale at all.
Rewind......also speaking of foreclosures are you running into more and more transactions that are generated by computers? It is supposed to eliminate the wait time for responses. It does, but the response so far on mine has been counteroffers at full price again. It seems as though there is some type of percentage of list value and you get this response. Anyone else getting this same response from sources like www.bidselect.com?
This is nuts. Where is the logic in this mess? All I can say as a buyer's representative, I advise my clients to stay clear of short sales and be wary of foreclosures.
