Keep Your Home on the Market this Winterskier

Like the falling of Aspen leaves in October, listings are dropping off the market in Lake Tahoe. It seems like an annual Lake Tahoe cycle that coincides with falling temperatures and the onset of winter. The local golf courses close, the beaches are suddenly empty, holiday decorations appear in stores and “Honey, let’s take the home off the market.” Whoa! Who made up that last rule?

As a Realtor®, I’m always surprised by this fall market phenomena. Did the need to sell diminish dramatically with falling temperatures? Do people really believe that homes don’t sell in the winter at Lake Tahoe? Or perhaps mortgages are harder to obtain during the winter?

So let’s talk about some real concerns sellers may have, how to address them and how to deal with some sales myths.

First off, people really do buy during the winter months. Incline Village Multiple Listing Service data indicates the following number of closed transactions on a per month basis. Here are the actual closed sale averages for the past eight years for homes, condominiums and town homes in the Incline Village/Crystal Bay market. The average number of sales per month is 27.22.

As a seller, did you know that you have less competition during the winter months? There might be only two homes similar to yours and priced like yours compared to 10 during the summer.

We often find that the winter buyer is a completely different buyer than summer buyers. The winter buyer enjoys the active lifestyle of skiing, boarding, snow shoeing and snowmobiling. So selling in winter exposes your property to a new population of buyers—a buyer that thrives on all of Tahoe’s winter activities. Summer at Tahoe can be so delightful, that serious buyers will return during the winter months just to confirm that they really can deal with snow on the ground and 32 degree highs.

Tahoe’s winter elegance helps to sell your home because of how the snow blankets your home and the lights from your home sparkle brighter. The post card feeling that winters in Tahoe provide tend to help sell your home to the winter traveler. Having a fire going or warming hot chocolate and spiced wine tends to help the winter buyer to enjoy the cozy Tahoe experience.

Also, there are always buyers who wait until the last quarter to make a decision due to tax purposes in order to close an escrow at the end of the year. So this group may only see your home if it is listed during the winter.

Though there are those real concerns for the winter buyer, I am fully equipped to provide the buyer with details in order to ease their concerns. I believe that being proactive and anticipating a buyer’s concerns tends to ease their worries.

As a seller, there are common winter selling concerns. Here are the five most typical concerns:

1) I’ll have to deal with snow removal costs.
2) Instead of winterizing, I’ll have to maintain adequate heat to show the home.
3) Buyer prospects might track snow into the home.
4) I’m a snow bird and spend the winter in Arizona. I don’t want to deal with a move when I’m not in the area.
5) I don’t want to deal with showings during the holidays.
Those are legitimate concerns, but they can be dealt with fairly easily. I am here to help you make the selling of your home in winter concern free. Incline Village/Crystal Bay Bank Owned & Short Sale list. 11-14-11

On the short sale list, 6 new listings, 3 closed escrows, 4 price reductions, 3 new escrows and

1 back on market. Regarding the sales, 900 Golfer’s Pass #2 listed at $275,000 sold $275,000 11/08/2011 for $275,000. 1401 Tirol Dr. listed at $493,000 sold for $503,000 11/07/2011.

957 Dorcey Drive listed at $321,000 sold for $309,000 11/02/2011. There are a couple of very nice new home listings worthy of some attention.

On the REO list, we have 1 new listing, 2 new escrows, 1 price reduction and 2 closed escrows. The condo at 751 Tahoe Blvd. #19 listed at $69,900 sold for $69,900 10/27/2011. The home at 656 Village Blvd. listed at $519,900 sold for $504,303 11/08/2011.

The most notable event on the list is the complete lack of REO listed homes. No actives. And the two that are listed are both in escrow. This clearly indicates a shift in the market. Banks are more focused on completing a short sale than acquiring the home through the foreclosure process and then selling the home themselves.

The short sale market should continue to be very active in the Incline Village/Crystal Bay market through 2012. Beyond that the short sale market will depend a great deal on Congress extending the forgiveness of income taxes on forgiven debt for owner occupied sellers.

Spice-Rubbed Turkey with Cognac Gravy

October 24th, 2011 Spice-Rubbed Turkey with Cognac Gravy

Ingredients Turkey: 2 tablespoons plus 1 teaspoon coriander seeds 1 1/2 teaspoons cumin seeds 1 1/2 teaspoons whole black peppercorns 1 cinnamon stick, broken in half 2 tablespoons coarse kosher salt 1 1/2 tablespoons smoked sweet paprika (pimentón dulce)*

1 (18- to 20-pound) turkey; neck, heart, and gizzard reserved for giblet broth 5 1/2 cups turkey broth Giblet broth: 5 cups (about) turkey broth Giblet gravy: 3/4 cup dry white vermouth 2 tablespoons Cognac 1/3 cup all purpose flour *Sweet paprika is available at some supermarkets, at specialty foods stores, and online from latienda.com. Preparation For turkey: Toast coriander, cumin, peppercorns, and cinnamon in small skillet over medium heat until fragrant, about 5 minutes.

Transfer to bowl; cool. Grind spices to powder in spice grinder. Transfer spice powder to small bowl; mix in salt and paprika. Place turkey on rack set in large roasting pan; tuck wings under. Sprinkle 1 tablespoon spice mixture in main cavity of turkey and remaining spice mixture all over turkey skin; tie legs together to hold shape. Refrigerate uncovered overnight.

Let turkey stand 1 hour at room temperature. Set rack at lowest position in oven and preheat to 450°F. Pour 1 1/2 cups turkey broth into pan with turkey. Reduce heat to 350°F; roast turkey 2 hours. Add 2 cups broth to pan. Roast 1 hour; pour 2 cups broth over turkey. Cover turkey loosely with foil. Continue roasting until thermometer inserted into thickest part of thigh registers 175°F, about 1 hour longer. Meanwhile, prepare giblet broth: Place reserved turkey neck, heart, and gizzard in medium saucepan; add 3 cups turkey broth. Cover and simmer 1 hour.

Strain broth into 4-cup measuring cup; reserve neck, heart, and gizzard. Skim any fat from surface of giblet broth. Add enough turkey broth to giblet broth to measure 4 cups total. Remove meat from neck. Finely chop neck, heart, and gizzard. Transfer turkey to platter, tent loosely with foil and kitchen towel, and let stand 30 minutes (internal temperature of turkey will rise 5 to 10 degrees).

For giblet gravy: Pour pan juices from roasting pan into large measuring cup. Spoon fat from surface. Transfer 4 tablespoons fat to medium saucepan (if needed, use some of reserved fat from turkey broth to measure 4 tablespoons total). Discard any excess fat. Place roasting pan over 2 burners set at medium-high heat. Add vermouth and Cognac to pan and bring to boil, scraping up browned bits.

Add degreased pan juices and 1 cup giblet broth; bring to boil, scraping up browned bits. Heat reserved 4 tablespoons fat in saucepan over medium-low heat. Add flour, whisking until smooth. Whisk constantly until starting to brown, about 3 minutes. Gradually whisk in pan-juice mixture and 3 cups giblet broth. Simmer until gravy is thick enough to coat spoon, whisking occasionally, about 10 minutes.

Mix in chopped neck, heart, and gizzard. Season with salt and pepper. Carve turkey and serve with gravy. Yummy to the tummy...
