Demand is exceeding supply, but the demand was likely inflated by original cut off of the $8000 tax credit, which has since been extended.
As of February 2nd, 2010 there are 59 Shawnee homes listed for sale in suburban Kansas City in Johnson County with an asking price between $225,000 and $300,000 . Since August 1st, 2009 71 single family homes have sold in Shawnee, KS at $250,000 or less. A slight seller advantage at this time.
As of February 2nd, 2010 there are 72 Shawnee KS homes listed for sale in suburban Kansas City in Johnson County listed at $300,000 to $450,000. Since August 1st, 2009 70 homes have sold in Shawnee, KS between $300,000 and $450,000.Netural Market with demand at roughly six months supply of homes.

August 1st, 2009 8 homes have sold in Shawnee, KS between $450,000 and $700,000. This is over a years worth of inventory based on recent demand. Buyers Advantage. Buyers in this price range may also be considering homes in Overland Park Kansas or Leawood Kansas.

The supply versus demand in the Lenexa housing marke in this price range would suggest a seller advantage at this point. Demand is likely boosted by the spring/summer rush and the $8000 tax credit. For those buyers who want to live farther south in Johnson county Olathe may be a good alternative.

Since August 1st, 2009 129 single family homes have sold in Lenexa, KS between $150,000 and $250,000. Some slight seller advantage. Again, demand has most likely been enhanced by the rush to get the $8000 tax credit.
As of February 1st, 2010 there are 91 homes listed for sale in Lenexa Kansas, suburban Kansas City in Johnson County listed at $250,000 to $450,000. Since August 1st, 2009 72 homes have sold in Lenexa, KS between $250,000 and $450,000. Based on the rate of absorbtion of inventory with recent demand levels for housing in Lenexa, the advantage has definately shifted to the buyer since there is more supply than demand for houses in this price range. Staging, Pricing, and effective marketing will be key issues to selling a home in this price range.
As of February 1st, 2010 there are 55 Lenexa homes listed for sale in suburban Kansas City in Johnson County listed between $450,000 to $700,000. Since April 1st 2009, 18 homes have sold in Lenexa, KS between $450,000 and $700,000. With over 18 months worth of inventory based on recent demand a Buyers Advantage exists. Buyers in this price range may also be considering homes in Overland Park Kansas or Leawood Kansas. Seller in this price range will want to be very selective of the agent they ask to market their home. Effective staging, pricing and an outstanding marketing plan will be needed.

Since August 1st, 2009 only two listed homes have closed in this price range. With over 2 years worth of inventory versus demand means a Strong buyer advantage exist. At this price point, buyers may also be looking at Leawood Kansas, Overland Park Kansas, and Mission Hills Kansas as there are more choices in those cities at this price point.
As of February 1st, 2010 there is just a single homes listed for sale in Lenexa Kansas, suburban Kansas City in Johnson County listed at $1,000,000 or more. Since August 1st, 2009 no homes listed in this price range has sold in Lenexa, KS at the Millions Dollar plus luxury home price point. Even with the beautiful rolling hills of Lenexa a supply of homes greater than 18 months compared to demand is a definate buyer's market. Upper bracket home buyers are probably considering homes in Overland Park KS, Leawood KS, and Mission Hills Kansas. To find sales in this price range you have to go back to 2007 - when the last two listed homes in Lenexa sold for one million or more.

As of February 1st, 2010 there are 44 Roeland Park homes listed for sale in suburban Kansas City, Johnson County. The current asking prices range from $65,550 to $229,000. About a 1% drop in asking price from my report 3 weeks ago.
Since August 1st, 2009 69 Roeland Park homes have sold and closed.
Since August 1st, 2009 the homes in Roeland Park, suburban Kansas City KS have sold in the range of $59,100 to $227,000.
The average absorption for Roeland Park homes is running just over 11 homes per month. With 44 homes on the market, this gives about a 4 months inventory of homes available. This is a seller advantaged market with. No doubt that demand is being helped by the first time home buyer tax credit.

As of January 25th, 2010 there are 6 Olathe homes listed for sale in Arlington Park and Parkside of Arlington Park Olathe Kansas 66062. The current listing prices, or asking prices, range from $194,900 to $250,000.
Since August 25th, 2009 16 Olathe homes in Arlington Park and Parkside of Arlington Park have sold and closed. During that time the homes in Arlington Park and Parkside of Arlington Park have sold in the range of $168,000 to $240,000. The Olathe homes for sale in Arlington Park consist of split level plans and two story plans. Demand has been spurred by the 2009 $8500 tax credit and hopefully will continue with the $6,500 tax credit for 2010.
