Even with the beautiful rolling hills of Shawnee a supply of homes greater than 18 months compared to demand is a definate buyer's market. Luxury home buyers in this price range could also be thinking about Mission Hills KS, Overland Park KS, or Leawood KS.
The trend is picking up as far as sales volume. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.

As of August 27th, 2009 there are 10 Mission Hills homes listed for sale in suburban Kansas City in Johnson County with an asking price of $750,000 or less. Since April 1st, 2009 13 homes have sold in Mission Hills, KS in the $750,000 price range and under. Advantage is to the Sellers in this price bracket. It is hard to underestimate the value of the Mission Hills location.
If prime location is not as important some buyers in this price range may choose to drive farther South into Johnson County Ks to review the housing options in Overland Park. If you want to be close to the Country Club Plaza, Mission Hills could be your dream neighborhood.

A buyers market at this price point based on supply and demand, but don't underestimate the draw of Mission Hills Kansas. Buyers in this price range may also consider a drive to southern Johnson County and the luxury homes in Leawood.

Since April 1st, 2009 only a single home has sold in Mission Hills, KS at the $1,000,000 to $1,500,000 price point. Once again a buyer's market exists in this price range.

As of August 27th, 2009 there are 17 homes listed for sale in Mission Hills Kansas, suburban Kansas City in Johnson County listed at $1,500,000 or greater. Since April 1st, 2009 3 homes have sold in Mission Hills, KS at the $1,500,000 or greater price point. Buyers market, but these are, again, exceptional properties in a unique setting.

Since April 1st, 2009 41 single family homes have sold in Lenexa, KS at $150,000 or less. This would suggest a seller advantage at this point. Despite having lived in the Kansas City metro area in the past, we were surprised to see how much had changed when we decided to return in early 2005. One of our first major decisions, and quite possibly one of the most important, involved selecting Ken Jansen to represent us as we searched for a home.
