Tallahassee and Leon County, is divided into four real estate zones. The Northeast zone is the largest residential single family home section. The Northwest and Southwest zones have the largest univeristy student population with single family homes, townhomes, duplexes, and condos. There is more of a mix of price ranges for single family homes. Also, the northwest has many established neighborhoods with the traditional ranch styles homes that were popular in the 50's through the 70's. There are also new subdivisions with homes under 1600 square feet of heating and cooling area, as well as some new home communities with square footage over 1600 square feet of heating and cooling area. The Southeast zone in Leon County, and Tallahassee, has a lot of new residential growth, and new homes being built everyday it seems. Southwood is the areas largest planned urban community, with upscale homes, golf course, swimming pool, its own town center, and walking paths all over. This is a popular area. Residential real estate growth has been going on in all directions, but especially towards the east, and southeast, since there is more room for development going in that direction. Leon County is a big county, with a lot of space for growth in the east, northeast, and southeast directions.
