The Ponds at Overland Trail is located in Fort Collins Colorado, between Overland Trail and the foothills of Horsetooth Reservoir. Students attend Bennet Elementary, Blevins Junior High, and Rocky Mountain High School.
The Ponds is located on the western edge of Fort Collins and is adjacent to extensive open space and Horsetooth reservoir. It is possible to gain easy access to nearby parks, natural areas, hiking, and mountain biking opportunities from this subdivision.

Homes for sale near City Park - Fort Collins, CO - Homes around City Park are extremely unique, typically feature mid to early century architecture, and are located in close proximity to downtown Fort Collins. I've put together some photos of homes from around the area to give you a feel for the type of architecture and neighborhoods surrounding the park.


City Park itself is an extremely popular destination for those hot summer days. The park is fairly large and contains extensive green space, Sheldon Lake, community swimming pool with a towering water slide, baseball fields, running trails, and plenty of playground equipment for kids. Paddle boats are available to rent if you'd like to spend a day on the water, and there is the City Park Railway, a small train perfect for kids...or the youthfully inclined. The Trolly also rides between downtown and city park down Mountain Ave.
Homes around City Park - This past week when the weather was nice, I took a stroll around city park, exploring the surrounding neighborhood. If beautiful, unique, early to mid century craftsman style bungalows are your thing, you need to take an afternoon and stroll the streets in this area. I've included some photos of homes that I passed. I've also included information about homes for sale in the area at the end of this post.

There are currently 14 homes for sale between $179,900 and $969,900 within a few blocks of city park. This data was taken for homes between Shields and Taft and Mulberry and Laporte.

The Pinnacle Townhomes in Fort Collins border the Spring Creek Trail and are conveniently located close to both Colorado State University and Old Town.

Last week I viewed a Pinnacle Townhome that is currently for sale. If you're looking for a condo or townhome that is close to campus and old town this may be a good neighborhood to consider.
Location - Pinnacle Townhomes are located just off of Prospect between Lemay and College Ave. The two main streets in this subdivision are Robertson St and Apex Dr. I also noticed a bus stop nearby on Prospect providing easy access to public transit.
2 Full Upstairs Baths - One of the nice features I noticed about many of these homes is that each of the upstairs bedrooms contain their own full bath. There is also a half bath located downstairs in the living areas. The home I viewed last week was also "plumbed in" for a third bath in the basement. A nice option if future living space is expanded.
Next to the Spring Creek Trail - These townhomes are next to the Spring Creek Trail. The Spring Creek Trail is a paved pedestrian/bike path that runs from beyond Timberline Road all the way to Overland Trail and the foothills. Along its winding way, the Trail intersects many parks and other popular destinations in Fort Collins.

1 Garage - Most homes for sale provide a one car garage as well that is located at the rear of the townhome.
Availability - There are currently 3 townhomes for sale in the Pinnacle subdivision listed between $169,900 and $199,900

Fort Collins Old Town Homes For Sale – Previous 6 Months Data
In the last 6 months from September 23, 2009 through March 23rd 2010, 22 homes have been sold in Old Town.
Size of Homes - These homes ranged in finished square footage from 672 sqft. to 2813 sqft. The average finished square footage was 1229.
Price - Average listing price of an Old Town home for sale was $240,764, with an average selling price of $234,834. This represents approximately a 2% difference in prices respectively. The lowest selling price was $95,000, while the home fetching the highest selling price sold for $430,000.
The average Days on Market was 44 days, with a low of 1 day and a high of 87 days.
Many Old Town homes for sale are characterized by early to mid 1900s architecture. Smaller, bungalow type floor plans, with plenty of character and flair. Prices in Old Town are very neighborhood, if not street specific. I spent a good chunk of the morning looking at possible investment/rehab opportunities that are available today. Old Town homes for sale in the area north of Mulberry Street, contain a lot of variety with some very new develop mixed with older, smaller homes in need of updating. This might be a good area to pay attention to if you are a potential investor.
As the weather starts to get nicer(I know it doesn't feel like it today), we will start to see many more Old Town homes for sale. Colorado Energy Rebates - Now you can save money and energy
I just recieved an email from the Colorado Governor's Energy Office (GEO) with new information regarding Colorado Energy Rebates for purchases of new ENERGY STAR appliances. The program allows Colorado residents to get money back on the purchase of appliances, solar panels, insulation, and home efficiency improvements.
Many common appliance and energy upgrades will qualify for the rebates. If you're in the market for any of these systems, I would recommend waiting till April 19th to make these purchases since these rebates will not be retroactive.
More detailed information will be provided on the GEO website by March 31.
Answers to a few quick questions about the rebates.
How much money is available?
Approximately $22 million will be made available in the form of nearly 75,000 rebates.
There are only 16,000 rebates available for ENERGY STAR appliances, ranging from $50 to $100.
There are a lot of energy rebates floating around right now, so be sure to check with local retailers as well and ask about any specials they may be offering.
When wil the Colorado Energy Rebates be available?
Colorado residents can begin claiming rebates on April 19 by visiting the Recharge Colorado website. High interest is expected and Energy Rebates will be given on a first-come, first-serve basis.
What items are available for rebates?
I've copied the following from the email I recieved this afternoon:
Home appliance rebates
ALL APPLIANCES MUST BE ENERGY STAR RATED. ADDITIONAL REQUIREMENTS EXIST above just Energy Star labeling in some cases
Not all products and services will qualify for a rebate. The GEO strongly encourages consumers to review the rebate materials carefully when considering purchases.
For an appliance that is deemed eligible, the following rebate level will be paid:
Clothes washers $75
Dishwashers $50
*Refrigerators $100 with proof the previous refrigerator was recycled. Proof consists of a receipt from a recycling facility or a receipt from a retailer engaged in an existing recycling agreement with the GEO. A list of retailers will be available in coming weeks.
*Refrigerators $50 with no proof of recycling.
**Furnaces - gas condensing $500
Hot water heater - gas condensing/high performance $200 (minimum efficiency rating available in coming weeks)
Hot water heater - gas tankless $300
Gas boilers - $400
*Refrigerators must be at least 12 cubic feet in size to qualify.
**Furnaces must also be rated at an Annual Fuel Utilization Efficiency (AFUE) greater or equal to 92 percent
Residential energy efficiency rebates
Insulation and air sealing - 20% of cost up to $400 (will not exceed $600 if combined with an existing local utility rebate taken by the consumer)
Duct sealing - 20% of cost up to $75 (will not exceed $125 if combined with an existing local utility rebate)
Whole-house energy audit - tiered rebate of $25 to $100 depending on cost of audit
Whole-house energy monitor - $50 (will not exceed $100 if combined with an existing local utility rebate)
Renewable energy rebates
Note: Rebates are based on system size, calculated per watt. So no hard dollar figure is provided here.
*Solar photovoltaic - 20 to 30%. In some cases, rebates combined with local incentives will result in a 50 % reduction in costs.
Solar domestic hot water - 30% of the cost
Solar thermal and/or hot water (commercial only - no pools, spas or snowmelt) - approx. 30 % of the cost of the system
Small wind (residential) up to 10 kW - approx. 30% of the cost of the system
Small wind (commercial) - approx. 15 to 20% of the cost of the system
