Real Estate Phrases That Should NEVER Be Used...

From time to time either catch ourselves saying some kind of phrase or comment that made no sense and should probably have never left our mouths... Or, we have that one in a million client who magically does! And aren't they just priceless?!

On the RE/MAX Times Online, I found some pretty interesting comments I think we should all avoid. Here is Oxford's 10 Most Irritating Phrases:

1. "At the end of the day"
2. "Fairly unique"
3. "I personally"
4. "At this moment in time"
5. "With all due respect"
6. "Absolutely"
7. "It's a nightmare"
8. "Shouldn't of"
9. "24/7"
10. "It's not rocket science"

The one I get a kick out of the most is the word "like". When used in excess, does it not drive shivvers up your back? Like, we need to get a house with like three bedrooms, close to a lake, a big park-like yard. Umm...like, you know my parents will like have to see this house before we buy right? Oh my goodness! Or how about calling me dude? I'm not your dude, and I am definitely not your Real-a-tor! There's no "A" in that word!!!! How about when someone says: Well you just have to work smarter, not harder. Hmmm... how about you get me coffee (smarter) and I will relax here in my office (not hard at all)?

So, I am going to leave you with this comment and hopefully everyone can add their own "phrases that make you go wild!"

Honestly, I think the market is going to pick up; you can trust me. We could wait until spring to see if prices go up, but why don't we look at about 10 houses now just to get a feel for the current market. Since I'm your Real-a-tor, I will go over the market during my spare time and make sure it's all good. We should also really focus on out of the box marketing since we want to work smarter, not harder during the sale of your home. And just incase the perfect house comes up, we might as well make an offer. If we don't get the house, it wasn't meant to be. When it comes time to sell your home, I'm sure I will be the first Real-a-tor you call. Believe me, you're in good hands.

How many times have you heard from the public "There's just no point in buying or selling right now, the market is too shaky for me... I may wait until spring." ???

I bet over the last 2 months, I have heard that saying or one similar to it countless times. BUT! I have been able to increase my business over the last few months and increased my buyers portfolio to a career high. In other words, DO NOT TAKE WHAT THE MEDIA TELLS YOU TO BE THE REAL TRUTH!

Because Canada and probably North America wide have had such amazing returns in real estate over the last few years, the public has forgotten what it used to be like before the big boom. Yes, properties are still selling. Yes, people are still making amazing returns. Yes, its still a great time to buy. But the media is now drowning the public in propaganda about the US financial crisis and therefore corrupting their own perception of the market. In my opinion, you need an experienced realtor working for you who KNOWS your local market and can find you a great deal when buying property or maximizing your selling price.

I still think its rather funny when i meet people for the first time and they instantly ask what i do. When they know i am in real estate, the real estate market will become the topic of choice. Upon explaining about investments with 68% returns in less than a year, where to be spending your money to get ahead of the others still "watching the market", and how i sell homes faster and for more money using interesting selling methods, the beat of their drum suddenly changes. Its almost like a new awakening has begun and watching how fast they explain this system to others quite flattering.

I will cap this blog off saying... (and I know you saw this coming) If you, or someone you know, is thinking of buying or selling real estate please keep me in mind. I am never too busy for any of your referrals.

An update on the west Lethbridge region

Hello everyone!

West Lethbridge has seen some very significant changes and expansion projects over the last 6 months to a year. The Copperwood subdivision is off and running at a booming rate with many great amazing starter homes still available at affordable rates, the University of Lethbridge is continuing to expand which is drawing in a number of new students and helping the rental pool grow and of course the newer subdivisions of West Highlands, Riverstone and Sunridge continue to expand.

I am finding that west Lethbridge is beginning to be more desirable of an area to start a family with the ever increasing amount of amenities starting up. Rumors of a new major grocery store in the southern portion of the west side, many new schools, parks, a new library, etc. all add to the appeal of this side of town. Not to mention the number of revenue properties becoming available and then being quickly sold! Our student population is growing rapidly and with the increase in home prices over the last few years, the rental market has never been hotter! My best piece of advice for revenue buyers (since Lethbridge is still rated as one of the most affordable city centers in Alberta still) would be to buy as many revenue properties as possible. With rental rates around 1% (sometimes lower), the time required to rent your property at a great rate is very short.

Also for re-sale, west Lethbridge is probably the highest with this increasiing demand for homes. With 5 subdivisions still growing, the expansion could almost seem endless. Keeping in mind the cost of new home construction and its affect on newly built homes (within 1-6 years), the re-sale market will have a significant growth margin, and I believe the highest ROI.
