Got You On Camera...No.. NOT my GOLD... It was my Grandmothers! Have you heard this comment lately from your friends, colleagues, neighbors, or clients? With the loss of jobs, kids looking for something to do, we have been reading more and more about houses being broken into.

In just a six month period, we recently read on the Police Blotter in Fremont, CA, a group of three boys under the age of 17, were arrested for 6 break-ins! They were after GOLD. Gold prices have gone out the window, which has caused a higher rate of house break-ins. Are you prepared? Did you get it on camera?

Good Morning VA Real Estate World!

It seems with all the Short Sales and bank owned homes on the market today, it is hard to find a VA Approved home for my buyers. I list and sale in Northern California and it is like pulling teeth to help my clients fullful this criteria for our veterans. They have fullfullled a need to help support and protect our country, yet the banks find it nothing within their means to pay for an inspection or pay for necessary repairs to support the VA Loans.

Something must be wrong with our system! Aren't the banks back by governement money? Isn't the government backed by our military? I am just making an observation here! Anyone on the same page as me?

I have 4 VA buyers that have served on our behalf.... what are we to do to serve them for their service? Bank owned distressed homes that they won't upgrade to "Liveable" status.

In light of this.... let's pull together and offer what listings we have that meet the VA Requirements to help our Vets use the tools promised to them when enlisting. This simple means a Section 1 Clearance. Most regualr sellers in today's market are stepping up to the plate, it's just that there are far and few of them!

Reality Check To Today's Home Buyers in the Bay Area

Welcome 2011! You have finally reached the pinnacle of opportunity, and the moons, stars, and sun are all aligned for you to finally purchase your new home. You are secure in your job, have researched the areas of living choice, and landed the API scores for the school districts. Interest rates appear to be somewhat stable, and you have been PRE-APPROVED by your lender. NOW WHAT?

According to the news, this may be your best opportunity to buy as much a home as possible that you are comfortable owning. We are up against unprecedented times when it comes to buying opportunities. Housing prices vary dramatically from house to house, neighborhood to neighborhood. Getting Results From Thinking Outside the Box

Do you get results from thinking outside the box ? I have been in the REO sales end of things for over a few years now. I have had the priveldege of working with some great teams, great banks, and some no so good investors! That is all well and good, because one bad apple lead me to a tree full fruit!

I am now working with a direct contact who has product across the US ready for investors looking to have a steady monthly income stream and help our of dying econmy. What a novel idea to buy and hold and help families re-build neighborhoods again. Is there money to be made? Heck ya! Just not the flip kind of money.

So although my initial investor took me to the bank for a year, well not really, I just spent many hours working on his behalf to never get a dime. I took the opportunity to re-kindle the relationship with the gal on top doing all the work, kept my options open, and thought out of the box! My CPA is now working with an investment group that just so happens to be in the market for homes that will bring in long term income!

So keep your ears peeled, options open, and kindle those relationships, you just never know where it may take you!

It seems my interests keep bringing me to the "Back To The Basics" of getting in touch with my past clients and prospective clients. We tend to be so busy that making the extra efforts of driving to the store, or calling a service to help us re-connect with our network, it simply becomes overwhelming or too costly.

We live in a world in the INTERNET! It can be great for obtaining information, performing research, documenting through email, but is it really the way we should "cherish our Number 1 clients"? Sending "Thank Yous" via email has lost it's touch. Doesn't it feel better to send a card and really have a connection with your clients, family and friends? Oh, that's right....we have the internet! How do we do make this special connection in a way that fits our day to day routines, budget and time schedules? Is it really possible to send a hand written card, with a stamp to a client in of a birthday, a one year anniversary of a close date from a computer? YOU BET! Oh by the way, did I mention you can pick a gift or send some brownies and it will also be delivered from your computer to your clients home? Oh, did I forget to mention that you could be away on a cruise, and just wanted to keep in touch with someone special while adding a picture of you holding a cocktail? YOU CAN!
