Kingwood Housing Stats for September 2009

According to the Houston Association of Realtors®, the Kingwood housing stats for September 2009 show a mixed bag when compared to the same time last year. These results were as follows:

The number of listings has increased, as has the number of pending listings. The number of Kingwood listings that have closed are also up much higher than last year. The median sales price has increased slightly from the same time as last year and is also slightly up from the August 2009 median sales price and the sales price to original list price ratio has remained almost the same as September 2008. However, the average days a listing is on the market before it sells has increased almost 20% from the same time last year. What does this all mean? There are more listings on the market for buyers to look at and it will take a little bit longer to sell your home. But, homes are selling and prices are slightly up. Does this signal a bottom to the Kingwood market? It's too early to tell. Kingwood Project Graduation 2010 Needs Volunteers

Kingwood Project Graduation 2010 needs volunteers.Started in 1989 as a safe and friendly alternative to the all-night graduation parties for Kingwood High students, Kingwood Project Graduation is a non-profit organization that allows graduating seniors to celebrate their graduation in a supervised, overnight, locked in party with games, prizes and fun. This year's theme is "A Space Odyssey: Reach for the Stars". The evening's activities typically include Bingo, casino, karaoke, mini golf, boardwalk games, dancing and even inflatable games. At the end of the night, prizes are awarded through a raffle. These prizes include iPods, iPhones, laptops, LCD screens, GPS and more. The grand prize is a new car or $18,000 voucher towards college tuition. Only kids who stay through the entire night are eligible to be in the drawing for the grand prize.

Every year, the Kingwood Project Graduation is organized and supervised by senior parent volunteers. The project needs approximately 600 volunteer parents to help with this year's festivities. Even though grad night isn't until May 29, 2010, help is need now to prepare for this great event. Kingwood Women's Club Offers Annual Holiday Marketplace in Humble TX

The Kingwood Women's Club is holding its annual Holiday Marketplace on October 26th and 27th, 2009.The Kingwood Women's Club offers their annual Holiday Marketplace on October 26th and 27th, 2009. The season begins with a Preview Party from 7-9:30pm on October 26th at the Humble Civic Center (8233 Will Clayton Parkway, Humble, TX) followed by a fabulous luncheon from 11am-2pm on October 27th. More than 80 vendors will be on hand selling their unique merchandise, such as jewelry, accessories, handbags, fashions for teens and women, home decor, gourmet food items, holiday decor, items for babies and kids and much, much more. A portion of every dollar spent at the KWC Holiday Marketplace will go towards several local charities supported by the group. Shopping hours are from 9am-5pm on October 27th.

Tickets for the Preview Party will be $25, which includes a pass for all day shopping on October 27th. Tickets for the luncheon are also $25 and include an all day shopping pass on the 27th. If you are unable to attend either the Preview Party or luncheon, general admission to the Holiday Marketplace will be $7. Remember, a portion of every dollar you spend as well as the proceeds from the Preview Party and luncheon will help benefit local Kingwood and Humble charities, such as Family Time, Project Mammorgram, Society of St. Stephen, Feed My Lambs and many, many more. Get out to Humble, support our local businesses, get some holiday shopping done early and help out some great charities in the process.

Kingwood’s Own Takes The Gold

Jennifer Shuble, a graduate of Kingwood High School, has won the Gold at the 2008 Olympics.

Jennifer won the Olympic Gold Medal for her performance in the Paralympic Games' Women's Cyclist 500m Time Trial. She not only won the Gold but broke the world's record! Jennifer has set a new record for the CP4 class. Not bad for a newcomer to the U.S. track cycling program, which she joined in 2006. Jennifer Schuble: Kingwood Graduate and Gold Medal Winner

Jennifer's name may not have been world known before, but it is now. Before her win, she wasn't even considered a "big contender". However, other cyclists and cycling enthusiasts now know that Jennifer is a competitor to be contended with.

Jennifer's family and friends already knew she was a champion to contend with long before the Olympic Games. Jennifer received the high honor of being appointed a West Point cadet. While at West Point, she received a brain injury during a hand-to-hand combat session. A few years later, Jennifer had the misfortune of suffering another traumatic brain injury in a car accident.

Being the stuff champions are made of, "a little ole bump on the head" was not going to stop Jennifer from her personal best. She turned her attention to athletics and began participating in triathlons. In 2006, Jennifer turned her athletic focus on to cycling. In just 18 months, she has gone from "beginner" to champion and Gold Medal winner.

Let's all give a big Texas "rebel yell" to Jennifer, so loud that she will hear it in Beijing!

Kingwood Has It All

Kingwood is a suburb of Houston, which has just been named as ranking #1 on the Best U.S. Cities For Earning A Living list by Forbes.com.

According to Forbes, the City of Houston won the honor of ranking number one because of its dynamic business environment, high wages and low unemployment. The largest Census-defined metro areas (40) were studied by Forbes for the quality of each area's business environment for large and small businesses. Remember, if big business is doing "big business", then small business thrives as well.

Forbes, Moody's Economy.com and The Real Estate Center at Texas AMU, predict that these facts are not likely to be changing in the near future. Forbes predicts that Texas ranks #4 for strength in future economic health. The (AMU) Real Estate Center is predicting a robust economy for the state of Texas for at least the next 20 years! With the recent study by Forbes and the data from Moody's Economy.com, it would appear that Houston will be the leading city for the state.

In May, I reported in my blog that Houston was ranked #7 as the one of the 10 most recession proof cities. Well, we have moved along way beyond that in just a few short months. In July, I reported that Houston was not experiencing a down turn, but instead, an upswing in its economy. Now here it is not even September, and the Houston area has done it again - moved ahead. This time we not only made the list - We topped it! HOUSTON the #1 Best U.S. City For Earning A Living.

I'm going to tell you one more time - Kingwood has it all. We are part of the Houston area and the benefits of its economy. So, "come on down" and live in wonderful Kingwood, locate in the livable forest next to Lake Houston and only 25 minutes from downtown Houston.

You You can have it all, too!
