It continues to be a buyer’s market, but where are the buyers? 3rd Quarter stats for residential homes in Carroll County, New Hampshire report a 6% decrease in new listing activity and back on the market homes are up 26% over last year’s 3rd quarter. Successful property transfers are down 24% while the average sales value increases 26.6%. Interest rates continue to be offered at a lifetime low, however, today’s lender qualifications are more stringent and many prospective buyers just don’t qualify. Sellers remain motivated and many available listings offer great value for the investment.

The 1st of September 2010 reveals 180 active listing available for purchase in Wakefield…with property values showing signs of stabilizing.
Wakefield Residential Listings report an increase of 31 new listing for the month with 149 homes carried over from the previous quarters and calendar year. The time it takes to experience a successful sale decreased from 116 days in August of 2009 to 104 days in 2010. The challenge remains for potential buyers to actually qualify with lenders new loan criteria.
Bottom line…today’s buyers have even more to choose from…current inventory remaining high with 180 active residential listings; 137 having water frontage or water access. The spectrum of value is between $49,900. – $1,250,000., it would appear that all potential sellers are in the same limited situation…where are the qualified buyers?

The August market reports a 33% increase in new Wolfeboro Residential Listings; with Back on the Market homes also up 57% over 2009’s MTD report. Successful sales have increased 66%, while the average sales price has dropped 23.6%. The time it takes to experience a successful sale has also decreased from 126 days to 100. Today’s buyers still have a lot to choose from with 195 homes currently available for purchase… 66 properties having waterfront or water access.

Mid-Year Commercial Property Market Report 2010 – New Hampshire
New listings, back on the market, expired listings and withdrawn commercial listing all DOWN; while pending sales, contingent contracts, successful closing and overall property values are UP.
Mid-Year Commercial Property Market Report 2010 – Carroll County, New Hampshire
A mixed review for Carroll County commercial properties… Commercial owners actively working towards a successful transfer are reporting signs of improvement with pending contracts, contingent sales, and successful closings…however there are more sellers working towards the same positive results as reported in the up-tick of new listings and back on the market opportunities. Withdrawn listings have decreased in anticipation of meeting their goals, perhaps waiting to be one of the successes counted in the year-end stats. Current inventory remains high with a four year supply of listings but there is a trend reflecting a decrease in overall market values and with all the uncertainty in national, state, local and personal economics, we could be in for an extended “slow down.”

Values, Transactions, Pending and Contingent Sales All Showing Increases over 2009 YTD!
2nd Quarter stats for residential homes in Carroll County, New Hampshire report a marginal increase in new listing activity and back on the market properties when compared to last year. 2nd quarter active listings for 2009 reported 274 residential homes for sale, while today’s volume reports 319 active listings resulting in a 16.4% increase. Another important fact to note…residential property values are now on the rise averaging a 17% increase within the County vs. 6.7% for the whole of New Hampshire. The County is not only seeing increased value, we have also reported an increase in the volume of successful sale up 30.6%, while reducing the number of days on the market by 18.8%. Interest rates remain low but today’s lender qualifications are more stringent than days gone past and many interested buyers just don’t qualify. Sellers remain motivated and many listings offer great value for the investment. It continues to be a “buyers market.”
