Swine Flu or Short Sale?

You can't avoid hearing about them on the television. You can't avoid reading about them in the newspaper. You can't avoid knowing someone who has been affected by them.

Shorts Sales are the Swine Flu of Real Estate
I officially like to say, "I don't like short sales.

Read the email I recently received from a listing agent:

Are your clients still hanging in there?

It looks like we will have to resubmit the packet. Considering the developments, at this point I think we should be prepared that it could still be another 60-90 days.

We are doing everything in our power to condense that time frame but I need to know if your clients are in for the "long haul" at this point?

Who Has Inspired You This Week?

A while back I sent a text to a few friends, who unknown to them, happened to inspire me that morning.

Inspire Me for What?

To get up before the sun raise and start to super-charge my life. Even though, I am having a great year. I know I can do better. I know I have not even reach my potential for producing quality work and relationships.

Unlike most, I am naturally lazy and don’t like to work hard. I try to find the easiest way to accomplish a simple task. Because of this ailment, I have to have laser-beam focus to accomplish tasks and not get side-tracked.

It’s probably something I’m going to have to live with for the rest of my life.

However, my definition of laziness and working hard may be different than yours. I constantly ask myself the question, “Is that the best you can do?”

Most times the answer is, “No.”

Early Friday morning I sent a text to the following family and friends who inspired me and here’s why…

Pre Construction Sales In The Go Zone

Four years ago Congress passed the most extraordinary tax incentive in the history of the United States that offered a 50% first year bonus depreciation for buying new rental properties in Gulfport, Mississippi-part of the "GO-Zone".

But it all expires this year.

Properties must have construction finished in 2009 in order to qualify so reservations have to be in by the end of August.

I interviewed Matt Bowles of Maverick Investor Group to discuss a Premium Go-Zone Investor Only Buying Opportunity.

Quick Project Highlights

**Buying in the tail end of a subdivision that is already about 80% filled-up with primary homeowners.

**The preferred property management company will guarantee you a tenant the day you close or they will pay you rent for up to 60 days until a tenant is found.

**Investoros can get over $70,000 in depreciation per property as part of the GO-Zone benefits

Did You Smell My Tweet Oprah?

You can follow me on Twitter herehttp://twitter.com/KendallMatthews

I’ve had a Twitter account for many months but largely ignored it because the internet can be like television and suck your brains. You can easily fall into the trap that you are going to learn something new and useful. I already spend too long in front of the computer as it is. I’ve ignored Facebook but failed, Linkedin but failed again, and know I’ve done the same with Twitter. I am an internet, Web 2.0, social media junkie. It’s my Uncle Author’s fault for triggering my interest in computer technology when I was little.

I like to focus on one thing and become really good at it – in this case blogging and running my business – but you don’t want to get left behind either, and since Twitter isn’t too labor intensive to manage (compared to MySpace, which I closed), I’ve decided to bend to the will of the people and get active tweeting.

Mostly, because people think I’m an impersonal cold-blooded, hard-charging business man and ruthless negoitator looking to squeeze every dime I can from a green bean or pecan pie… which is true!

7 Simple Steps To Create Guest Articles

Being able to write well is a skill. Having the opportunity to write articles for other blogs and media outlets is an honor. But, how should you approach doing it?

Here are 5 steps that will maximize the effectiveness of your guest articles:

  1. Just Write It. Every week I write between 4000 to 5000 words. You probably do the same. Think about how many e-mails that you write, notes that you take down, instructions that you give... you are a writing machine! Just like me you have thousands of ideas in your mind. You just need to get them out and produce results. Don't worry about how marketable the idea is and how much traffic you will receive to your website... If you have an idea, just write it and send it to your favorite bloggers and newspaper reporters. Let them judge it.
  2. Knowing the Audience Helps. It is important that you know who you’re talking to. Additionally, choose media sources that are relevant to your own passion.
  3. Look for hooks. Most bloggers and newspaper reporters run out of things to talk about. Read what they previously wrote add a twist or flesh out facts from their previous articles. For example, I recently read, in my local paper, how an insurance agent renovated and relocated a building built in 1909. One sentence, in that half page article, touched on how the agent used city grants totaling $325,000 for the project. From that one sentence, I created five articles own how regular folks can use city grants to help finance their real estate projects. Then I sent one of those articles to the newspaper reporter.
  4. Make guest articles full of great material. Don't hold back. When you give great content you're seen as the expert. People want to read more from an expert and less from a salesperson. Just make sure it is between 350 and 750 words.
  5. Make it easy for the blogger or newspaper reporter. Don't make it difficult for them to publish your article. Make it as simple as copy and paste. When I sent an article to a St. Louis Post Dispatch newspaper blogger, for example, I pasted my article (with HTML) into the email and a link to my website.

Provide great content and make the act of posting your article easy. If your lucky, you may have the opportunity to write additional guest articles to the same website. This will build your credibility and increase your exposure to more readers.
