On tuesday mornings our ofice agents gather to learn from the Boss (me) and then view our area inventory.
In the south end of the county most offices view their own inventory and not eachothers... I can't see the reasoning behind this madness. I know that for your agents to view and be familiar with their own product is vital but why is it not as important to view competing agent listings? To me I need to know what products are out there. Not only for a buyer that may inquire about it but so that I can value my listings against it.
What do oter offices do in areas like this where and one office has less that 25% market share?
How many agents will fade out by the end of the Year? I know I have seen in our small town a number of agents from every office throw in the towel. I hope that with the changes our market is seeing that every brokerage heals enough to make it through the winter months.
Our office is expanding... In fact by the end of Dec. we willhave doubled in agent numbers. But I cant say that for every company that we compete with. Bluntly though to see any of the competing brokerages fall apart it would be terrible to our market.
If even one office falls apart and closes then buyers and sellers will definatly assume a failure in our local real estate values.
We are doing our part by reaching out to the best agents in our area. We are here and we are growing. How have you marketed for your local business?
I am a firm believer in referrals. I can not sell a home in an area that I am not a specialist in. I have before and it tends to cost me more than 25% with travel and meeting arrangements.
Our area is one of the less effected areas in the Northwest. Don't get me wrong, we have been slow, but there have been many areas that have been dealing with troubles (far worse than ours) for far longer. We have seen many outside agent moving into our market and the main problem with this type of influx is how the out of area agents manage their listings. It makes it very difficult to represent the listing six months down the road when the home has yet to sell.
Times like these is when a listing agent should look to a referral agent and hope a local agent has better knowledge and tools to sell the home.

I am used to working off self made spread sheets and now that our office is growing I need to update my systems. I want to find a auto fill program that can do the calculations and print our the commission checks so that I have less room for errors.
