Most first time home owners are entering their new domain with brand new appliances and furnishings. Although this is an extremely exciting time it is important to know what the life span is for common items.

El Dorado California Right to Farm.
In 1988 El Dorado County passed the Right to Farm ordinance to protect the agriculture.
From the Counties website:
El Dorado County has declared that it wishes to conserve, protect, and encourage agricultural operations within the county. However, when residential development occurs next to areas of agricultural land, agricultural operations sometimes become the subject of nuisance complaints. The County has adopted a Right to Farm Ordinance to define and limit cases in which agricultural operations may be considered a nuisance. It includes a disclosure notice to prospective property buyers that notifies them that if the property they are purchasing is in the vicinity of agricultural land, they may be subjected to certain inconveniences associated with normal agricultural operations and that special agricultural setbacks may be required on the property.
"Agricultural land" means those lands of the county which are zoned as A (agriculture), AE (exclusive agriculture), AP (agricultural preserve), PA (planned agriculture), SA (select agriculture), RA-20, RA-40, RA-60, RA-80, RA-160 (residential agriculture), and TPZ (timberland preservation zone).
This means when you buy a Home with acreage you should be aware that your neighbors may keep live stock, make dust, odors and noise. This ordinance has protected the Rural lifestyle and beauty of the County. Because of the ordinance small family farms sell their produce in weekly Farmers Markets and large local events like Apple Hills Fall Harvest Festival and the Fall wine Grape Crush.
So don't be shy, grab the kids and head out this weekend for a wonderful time.

Selling greater Sacramento and Sierra Foothills area Real Estate requires showing an abundance of large lot properties. Great opportunities exist today for Buyers to purchase cozy to manor like homes on large lots for a mere pittance.
How do I persuade my clients to seize this opportunity?
In the Sierra foothills and other semi arid areas we use the term Xeriscaping. It refers to the conservation of water through creative landscaping. In the Sierra Foothills the native grasses turn brown after the first hot day in the spring. Savvy locals have used a variety of techniques over the years to control the height of the grass. The three most popular being weedwacking once every spring when the grass turns brown, spraying a pre-emergent weed killer once in the fall and finally livestock. Most owners also have irrigation of a green area 100 feet around the structures that provides beauty and a fire buffer. Living in the foothills I find my yard maintenance hours are a ¼ of what they were when living in the Sacramento area. Currently I provide my Buyers with printouts, lists of internet links and a contractors including average cost per sq. ft. of weed wacking and spraying.
Hop in the car, cruise by the wineries and bucolic cattle ranches, let your clients feel the peace and quiet of a larger lot.
Their blood pressure will thank you.
