Here it is 1yr and 3mos. later and i just heard from the listing agent on a rental I found for a friend. My client wanted to purchase the home and was in contact with the seller about purchasing the property. Once the owner knew my client was interested in buying the home she sent me an email explaining that she found a broker to do only her paperwork and charge her a discounted fee since this was not a SALES TRANCTION. She wrote that she assumed I would work out the same arrangements with my client assuming that I would make an offer.
In the recent phone conversation from the agent I was told that he had been in touch with the owner explaing that he had a right to ths commision and she would have to pay it. So I emailed my client stating that the I could represent him now that I would be getting a commission. Never heard back. Received another phone call from the listing agent in which he told me my client had spoken to the owner and told her that he didn't want me involved. Basically the reason being is that he wants the house so badly in his mind he thinks that he will get a better deal if he saves owner money by not using an agent. He doesn't realize that the owner is legally bound to pay a commission to listing agent with 2.5% going to selling agent.I can't believe buyers are so stupid as not to want to be represented especially when it isn't costing them anything!
It seems like the listing agent is on my side and looking out for me. He is keeping me in informed as to how the purchase is progressing.
I would like to thank www.obeo.com publicly for the great job they have done on my property websites. Besides the great photos, slide show & panoramas there is so much additional info for the buyer to use. Most of all for my seller it's the stats on how many times the website has been viewed. It's very impactful for your clients to see that they have had 8100 views in the first month. Seeing what happens in the following weeks helps them to understand if property needs to get a price reduction. With so many views and no offers something needs to change.
I am constantly confronted with clients who are FHA approved for under $275,000 in Los Angeles as they do not have more then 3% down. That would be fine as there are plenty of condos available. But rarely is a condo FHA approved. Available homes in that price range are bought up by investors with cash, or they are short sales which are not favorable to FHA buyers. It's truly slim pickins for these buyers. One can only hope the situation will change and more doors will open.
