This is only the 2nd time this year that Condominium sales have out numbered last years sales, if you follow my blog on home sales you will see they have exceeded last years numbers 5 months in a row - obviously a trend.
So is this the beginning of the Condo trend? We will just have to wait and see.
2009 sales saw a 40% increase over last years numbers, but with a <29%> drop in median prices, don't just look at the numbers though, you need to talk to a Realtor and read deeper into this. We had sales as low as $109,000 and as high as $1,550,000 - just all over the board.

September 2009, Kailua Kona (North Kona) home sales have increased over last September's sales by a whopping 41%, and this makes it 5 months in a row that we have seen increases over last year! This also puts us up now for the - year to date - over last years sales.
In fact, did you know there are now 34 homes In the Kailua area for under $300,000 - according to today's " Hawaii MLS " . Shoot me an email if you want the list.
Island wide sales actually show a 44% increase over last Septembers numbers, with the year to date being slightly off by <3%> - I haven't really been following the entire island trend, but all the reports are on my website, you can pull them up for review if you like. I tend to follow the area's I sell in most.

Clouds rolling in over Mauna Kea - 3 weeks ago.
I know, Monday is the beginning of the work week, Tuesday is, well it is the second day of the work week. But I was having so much fun this weekend, it just kept going until - Today! So - as you may be able to tell from the photograph - I may have been a little distracted when I took your calls this week. (Robert - thank you for understanding)

It all started with an innocent camping trip we had planned down at South Point. The day before we loaded up to leave , we made some calls and found a great little Vacation Rental where the owner was nice enough to give us a last minute booking deal. A very quaint home on 7 acres, fenced, manicured, and lots of different fruit trees - orange, lemon, lime, guava, bread fruit, ..... The kids had a blast riding there bicycles around the property while we packed up all the gear, for day trips down to these riding areas. Anyway, Monday morning came around - just couldn't make myself pack up and leave. So we just stayed a little while longer :) Good Friends, Good Times, and Family :)

OK - 4 months in a row now that the Kailua Kona, Keauhou, area home sales have beat last years numbers. Seems to be a new trend - a healthy one :) With home sales having an increase of 66% over last year - I don't know how long the prices will continue to drop? The good news for Buyers (sorry Sellers) is that the prices are still down, 15% from last August - but again how long will that trend last with sales exceeding last years numbers .
Bad news for Condo sales - numbers are below last years. Down almost <30%> from a year ago - condo sales have been off, almost all year - July was the exception with a 15% increase.
