Summer has officially begun on Wawasee with the arrival of The Memorial weekend and all the Lake enthusiasts.
The biggest enjoyment for me was participating in the return of the Sunday morning "Boat in Worship". With an estimated 50 - 75 boats and a shore audience of about 100, it was a well attended gathering by those who came together to worship the Lord. Kudos to Pastors Cox & Steffan for an outstanding service and a job well done.Special thanks to The Frog for the use of the Lillypad dinner boat for the services to be held on.
Services will be held every Sunday at 8:30 A.M. in the Conklin Bay area outside of The Oakwood Inn thru Labor Day.

The Truth about Local Foreclosures
Many Things have been written and reported negatively about home foreclosures. While Kosciusko County is not immune to this, we are not nearly as bad as the reports out there suggest.
Here are the Facts: Currently in Kosciusko County
Sold foreclosures YTD = 14 List price to sale price = 51,864/ 48,437
Current active foreclosures = 33 Current pending = 17
That's less than 5% of the current 973 homes for sale.
Many think that foreclosures are way up.Below are the actual figures from the Kosciusko County Sheriff sales of foreclosured proerties.
Sheriff's Deed recordings per year: Look at 2004 & 2005 when the economy was "really churning", Then look at 2008. Not a lot of difference.
2003=128 2004 = 190
2005 = 179 2006 = 162
2007- 175 2008 = 198
I thought I would take a historical look at homes prices for Lake Wawasee as they pertain to Lake front homes and condominiums. I have compiled statistics for the years 2001 - 2008.
On the charts below you will find the average sales price and number of sold properties for each given year. As you can clearly see 2008 was a year filled with uncertainty that affected lake properties even more so than the rest of the local market.

The ice is gone, piers are going in and the crappie are working their way into the channels. As I walk by the big blue monster in my drive, I am eager to pull that shrink wrap off and start prepping our boat for its annual launch. Eager to spend a sunny day on our beautiful Lake Wawasee . Last year just seemed different with marina gas around $5 a gallon, the lake traffic was down.
Also I have anxious anticipation of a improved housing market around the Lake.Last year was flat no doubt about it.Interest rates hovering around 6% and most sellers still holding on to that 05-06 appraisal, in hopes that their home would somehow sell at a premium only to realize in October that they were not immune to this downturn. While yes there are still many overpriced listings out there.[Personally I just think they don't really want to sell and leave Wawasee.]
There does seem to be a larger segment of home sellers that have come to terms with where this market is at. We have quite a few homes that are priced right. You just need a good agent to assist in determining what fair market value is.
Currently we have 24 lake front homes on the active market as of 04/09/09.
They range from $500,000 - $3,990,000.
Median list price is $1,192500
We also have 16 Condominiums listed for sale ranging from $214,900 - $1,219,000
Median List Price is $387,250
