The Home Wizard
Staging Your Property To Sell! As an added benefit to our Clients we offer free home staging. We've found that not only is staging advantageous to our clients, it's advantageous to us. Therefore, we offer our staging services for free to our Clients in hopes of an expeditious sale. This side profession, handled by Kelly Pangburn, the Founder of "The Home Wizard", is not only available to our Clients, but is also available to anyone in need of her services, for a modest fee.
Digital imagery will be taken before and after completion of the Staging process. You WILL notice a transformation of your homes best attitributes. Digital imagery can be forwarded to your home marketing representative to be used in your marketing materials.

We are located in West Michigan, approximately 30 miles North of Grand Rapids, 30 miles East of Muskegon and 40 miles Southwest of Big Rapids in Southern Newaygo County. Our office location is situated in downtown Grant on M-37 across from Rite Aid. We are 3 miles North of the Kent County border and are the first real estate office you will arrive to when heading North into Newaygo County via M-37.

Most people don't realize that the bulk of real estate offices comprise of Independent Brokerages. An Independent Brokerage may have as few as one Agent, the Broker, or as many as several hundred agents. The misconception individuals have is, they can not receive superior real estate services from an Independent Brokerage. This misconception is felt throughout America.
When a franchise is labeled #1 world wide or #1 locally, their statistics are derived from "like franchises" (meaning, the statistics are derived from all of their offices nationwide and locally). As an Independent Brokerage our statistics could never be compared locally with franchise conglomerates, as their statistics are derived from more than one office. For instance, in our local market there are three Coldwell Banker offices with an agent force of more than 30. There combined statistics far out number ours, which only stands to reason, yet the franchise uses these sales force and volume numbers in their promotional campaigns to generate listings. Which is recognized as fair and ethical. Franchise conglomerates have nationwide branding which drives the consumer to their establishments. Independent Brokerages could never absorb the cost of nationwide branding to drive the consumer to their establishment. This doesn't, however, mean their services are inferior.
The real question a Buyer or Seller should have is who do they pick for an "AGENT"!! The Agent is the person taking care of their transaction, not the Independent Brokerage or the Franchise Brokerage. There are many brilliant Agents working for Independent Brokerages and Franchise Brokerages and there are many not so brilliant Agents working for Independent Brokerages and Franchise Brokerages. The Agent is responsible for putting together a marketing plan, the Agent is responsible for showing homes, the Agent is responsible for negotiating offers, the Agent is responsible for getting the transaction closed. The Brokerage may step in to help, but ultimately the burden of responsibility lies upon the Agent. It's the Agent you need to pick carefully, not the Brokerage.
