Are Homes Selling in Sumter? Yes!!!!!! Part 6

 
This is the post 6 of a series of posts about selling your home. 
 
What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • How much work does the house need to be lived in by the new owners?  Few buyers start looking at houses excited to do a lot of work to them.  If it comes down between two houses that the buyers like, they will choose the home that has the least amount of work for the value of the house.  What does that mean?  If the buyers look at two houses and one is in better condition and is move in ready and the second home is $5000 less but requires that much in repairs, the buyers are very likely to choose the first home that doesn't need repairs.  If the second home needs $5000 in repairs and is $10,000 less than the first, then it would turn the buyers heads.  The other deciding factors could be the actual work that needs to be done.  Simply put, in our market where there are many VA loans, buyers simply do not have the cash or ability to purchase large dollar items for required repairs.  Many buyers can provide the elbow grease to get the job done, but cannot afford large sums of money to purchase materials.

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • What is your WOW?  When someone views your home what is it that they will remember?  I have been through homes to this day when I was purchasing a home that I remember.  One I referred to as the Brady Bunch house, because it was stuck in a time warp.  I was so focused on it being the Brady Bunch house, I missed the Jenn-Air range!  In another home I remember the weapons on the walls!  Yes, weapons.  The seller was a collector of midevil weapons and they were on display in every room of the house! I don't remember much about the house except saying no!  So find a WOW factor for your house and play it up if need be.  Don't be remembered by something that turned people off.  Instead be the house that is remembered by the great tile in the kitchen, the wonderful landscaping, the wonderful floor plan or any number of different items.

What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell.  I have also had homes sell very quickly.  The properties that sell have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....
 
  • Price This can be the most critical factor in a home buyers decision.  By pricing your home right, you get the buyers attention and will get more showings as well as more buyers who will look to purchase your home.  Even if you think you priced the home so you have some negotiation room, it can cause a buyer to skip over your home and onto the next one.  Your home might not even be viewed if it is considered over priced.  In the current market, you need to decide if you have time or money.  Time to wait for the home to sell or if you have the money to keep making payments if you are forced to relocate.

Sumter @ Six

Sumter @ Six has been going on for several years in the downtown Sumter area. Free concerts are scheduled the second Thursday of each month April through October. There are a variety of artists that play at the events and all different types of music are covered. The concerts are held at the Brody Pavilion on Harvin Street between Liberty and Caldwell Streets.
Bring your chairs and be prepared to enjoy the festivities. You will be amazed by who is there. Many restaurants from downtown are there selling food and beverages.
The Sumter @ Six series is kicked off April 9th with The Holiday Band. The Holiday Band is a group that has a varied play list including R&B, Disco, Motown, Balads, Rock and Roll, Country, Hip Hop, Line Dance and Beach Music.

April Fools a Flocking!

Oh to April Fools Day!
I started out the day by congratulating my husband. He is one year smoke free!!! Now why someone would choose April Fools Day to quit smoking was beyond me, but he did and he has stayed smoke free for a year! Wahoo. Double celebration as the taxes skyrocketed on cigarettes today!!
Sumter Flocking Flamingos
I didn't think much about it being April Fools Day though, until I arrived at the office. I had forgotten today was the first day of the Sumter Board of Realtors Flockings. Last year, our local board started to flock Real Estate companies with pink flamingos. The company that had been flocked will be unflocked at the end of the day or when they raise $100 in donations for the Relay for Life Committee. This year the flockings even included a musical flamingo at the front door!

In 2008 the Sumter Board of Realtors raised $5000 through the efforts of the flockings, luminaries for the walk and anonymous donations. The 2009 Goal is $7500! So if you are in the Sumter Board and get flocked, please do all you can to participate! The flockings have also been extended to other local business who can either volunteer to be flocked or be nominated. It is a great way to draw attention to your business as well as support a good cause. You can call the Sumter Board at 803-773-9162 to participate.
The Relay for Life in Sumter County will be May 15, 2009 at Memorial Stadium on Peach Orchard Road. The event starts at 7:00 PM and is 10.17 miles in length. Many of our local Board members have been affected by cancer and we use this event to celebrate their lives and their recoveries!
