Buy a Home in Ashland Oregon and the Uncle Sam will pay you $8000

Yes, it is almost true. You can buy a home between Jan 1 and Dec 1 2009 and get up to $8000 tax credit from the IRS. Not a tax deduction, but a credit. What this means is even if you only owe $5000 in taxes you would still get $8000. You must be a first time home buyer or at least not owned a home in the last 3 years. Most home types qualify. If you make over $150,000 for couples then the amount phases out. And believe it or not, you do not have to pay this back as long as you do not sell the house in the next 3 years.

Ashland and Medford Home Owners Beware!

Be careful of groups that tell you they can help you (for a fee) with the new Obama Mortgage relif programs. The firms charge fees for what they tell borrowers are easy and simple negotiations with banks. In most cases, the firms take the home owners' money - often more than $1,000 - and do nothing or nothing more than the home owner could easily do himself.

The Federal Reserve recently issued this advice for people seeking to modify their mortgages:

  • Work only with HUD-approved nonprofit counselors. (See www.hud.gov)
  • Don't agree to pay a fee in advance.
  • Beware of offers of "guaranteed" results.
  • Don't sign blank forms or documents you haven't read.

Another option is to go a new Mortgage Help Site thru the U.S. Treasury Department. It went live on March 19 with its Making Home Affordable program, which aims to help home owners refinance or modify their mortgages.

The campaign includes a Web site at www.makinghomeaffordable.gov as well as a telephone hotline number at (888) 995-4673.

The federal government is targeting 9 million home owners whose loans are held by Fannie Mae or Freddie Mac.

The Southern Oregon MLS is now posting REO (post-foreclosure) and Short Sale (pre-foreclosure) statitstics. The last quarter Dec 1 to Feb 28th, these sales made up 46% of the sold properties. Otherwise, sales statistics appear to be about the same in the number of sales as the same time period last year; although, overall median price is down 12.8% for the county.
