How about a built to order home?
While out and about yesterday I visited a community of newly built homes in Perris, Ca. Now many may wonder why I traveled so far from my stomping grounds of Riverside, California but the value in this community is not to be dismissed.
KB Home's Villages @ Monument Park is celebrating their first year anniversary with homes that are "built to order" and include a solar package. The community branding is based upon the philosophy - "A better home. Better value. Better for the environment. Better for you. Built to order is better."
Which leads to the reason for my visit. As home values remain steady in the Riverside and Corona areas buyers often find themselves in the competitive multiple offer situation. Which is great for the seller but reduces the chances for buyers to win the beautiful home of their dreams. I have said it before and it definitely remains true today, well-priced, well-maintained homes generate multiple offers. Therefore Riverside sellers need to be very strategic about placing their homes on the market in order to generate the best offers.
During my visit to the Villages @ Monument Park I was told the buyers have primarily come from San Diego, Corona and the Riverside area.The Perris Valley Line Metrolink and 215/74 freeway improvement projects will provide residents with better commuting options.
The homes offered range from 1250 - 2530 square feet with the options for 3-5 bedrooms. Single level and two stories are available. The really neat part of the BTO (Built to Order) plan is the clients ability to select a homesite within the 73 remaining locations.
This is a rural location surrounded by rolling hills and the San Jacinto Mountain range.
If you are a Riverside buyer perhaps this is a community you should visit.

The Mission Ranch community is a subgroup of the Orangecrest neighborhood. The homes in this masterplanned community were built during the housing explosion from 2004 forward. New Home construction continues in this subdivision which offers homes ranging from 2300 - 4500 square feet.

The average price per square foot for homes sold during the month of December - $95. This is a good starting place for homeowners to calculate the current value of their home however keep in mind different variables such as views, upgrades, location, etc. will impact the price of your home. Contact an experienced agent (me) for realistic pricing.
Mission Ranch Sellers pricing continues to be critical in creating a winning strategy. A seller needs to be ahead of the market,meaning pricing should be slightly lower than current market value to generate multiple offers on a well maintained home. Many sellers think pricing high initially and reducing the price later may net more money. This is a mistake, rember the longer a house sits on the market it will become a stale listing. The best offers are usually generated during the first 30 days.
Mission Ranch Buyers seeking newer homes, with square footage and larger than average lots, should visit this community. The highly rated school district is often a draw for families, while the various floorplans with optional choices - bonus rooms, extended master retreats, guest suites - offer buyers a great range of living possibilities.
