I was just thinking today about how long it has been since I've posted a blog entry! In additional to having a slight case of writer's block, I've also been busy lately, which is a fantastic thing!! Still, I apologize for my absence.
As my first blog post in weeks, I thought it would be a great time to share some positive news about the Rochester real estate market. Luckily, there has been plenty of good news lately. It's shaping up to be a fantastic Spring market!
The first article I want to share, Home sales ascending nationally and in Rochester area, was in the Democrat and Chronicle yesterday, March 24th. It focuses on the recent rise in our local home sales and how the $8,000 first-time home buyer tax credit should rev up our early Summer sales even more. The most poignant quote for me was when Chuck Hilbert, the president of the Greater Rochester Association of Realtors, said, "What people don't realize is this is also a great sellers' market." Most people don't realize it, but sellers are very well positioned at this point as we make the turn back to a seller's market!
The second article, Rochester real estate market in stable condition, comes from WHEC-TV, where it was posted on March 23rd. It touts the stability of our local market when compares to most of the country. It also cites some telling statistics: the Rochester area saw 6.9% more purchase offers this month compared to last month, and our inventory is down 13%... both fantastic signs! Again, Chuck Hilbert says, "Inventory is selling, but it's not being replaced. So actually what we need in the marketplace today is listings. We need more sellers to start putting their houses for sale."

At the Home Buying Seminar I held this past Tuesday, several of the attendees had questions about the new $8,000 first-time homebuyer tax credit. I purposely added it to my presentation this time because it seems to have caught everyone's attention! Although it's not too complex, there are still some restrictions and guidelines.
That's why I wanted to share this fantastic chart I received this morning from a mortgage professional I work with. The items highlighted in mauve represent the major changes between the old $7,500 tax credit and the new credit.

No, this post isn't really about Britney Spears. It's about Rochester, NY.
Forbes has once again recognized Rochester as one of the best places to own a home! This time, Rochester hit #4 on Forbes' list of most affordable housing markets in the U.S.!
In our area, 80.6% of homes sold are available to median-earning families. So if you make around $63,000 a year, you can afford over 80% of what Rochester has to offer!
Compare that to New York City, where median earners can only afford 14% of homes, and you can see why Rochesterians are better able to attain their dreams of homeownership.
Plus, Rochester is in good company! Binghamton, Syracuse, and Buffalo round out the top four!
All four upstate communities also beat the national average when it comes to appreciation. Our house prices are stable enough to make purchasing here a safe bet.
Britney has it right... Rochester did it again!
