It’s hard to believe it's almost Christmas... Where has the time gone? If you are looking for some fun Christmas events in Menifee, here are a few.
Inaugural Tree Lighting Event at Menifee City Hall Tuesday, December 6, 2011
What: The city of Menifee will host its first-ever Christmas tree-lighting ceremony with two special guests on hand ---- Santa and Mrs. Claus! The event, to be held in front of City Hall, will benefit the “Spark of Love Toy Drive” and the “Menifee Valley Community Cupboard.” People are encouraged to bring non-perishable cans of food to donate to the cupboard, and unwrapped toys to contribute to the drive sponsored by the Riverside County Division of the California Department of Forestry and Fire Protection. Santa and Mrs. Claus will assist Menifee Mayor in lighting the city's first community tree. The event also will feature live Christmas music, light refreshments and hot drinks.
When: December 6th, 2011 at 5pm

Seventh annual Christmas program starts Thursday
What: The seventh annual Community Christmas Celebration begins its three-day run on Thursday at the chapel of the Church of Jesus Christ of Latter-day Saints in Menifee.
Titled “Unto Us A Son Is Given,” the event includes two nightly musical presentations with video support on each of the three evenings. The event includes a “live” nativity, plus rooms decorated with miniature nativity scenes on loan from individuals throughout the community.
When: Youth choirs will perform on Thursday at 7 p.m. and 8 p.m. On Friday, a special Spanish choir will perform at 7 p.m., followed by a second in English at 8 p.m. On Saturday, programs in English will be at 7 p.m. and 8 p.m. This year’s celebration, presented in partnership with St. Vincent Ferrer Catholic Church, will open at 5 p.m. on weekdays and 4 p.m. on Dec. 3. The event is free. Refreshments will be provided.

Menifee Christmas Dinner and Toy Drive
What: Menifee Christmas Dinner and Toy Drive - Anyone interested in volunteering for the second annual Christmas Dinner and Toy Drive is asked to attend a special meeting. They'll be asked to gather toys and food in retail areas, provide hot food dishes on the day of the dinner, make box lunches, help decorate the center on Christmas Eve, and even deliver hot meals for 30 to 35 people who are unable to drive to the community center on Christmas Day.
When: 7 to 9 p.m. Monday

PELTZER FARMS PUMPKIN PATCH
When/Where: Open from 9 a.m.-8 p.m. daily through Oct. 31 at Peltzer Farms, 39925 Calle Contento, Temecula, CA
This pumpkin patch features homegrown pumpkins (some giant), squash and gourds plus corn stalks and hay bales for fall decorating. Enjoy the old fashioned train, pony rides, petting farm, pig races, John Deere tractor collection, mound-o-hay, corn maze, face painting, ice cream, kettle corn and so much more.

TEMECULA: Young Professionals mix it up for Halloween
When/Where:It is from 6 to 8 p.m. on Oct. 27 at the Barley & Hops Olde World Family Tavern, 31045 Temecula Parkway.
The Valley Young Professionals, a division of the Temecula Valley Chamber of Commerce, Young professionals in the area are invited to come dressed in costume and enjoy drink specials, appetizers, raffle prizes and a costume contest. There will also be a spooky photo booth set up at which guests can take a photo with a $3 donation to the group. The money will go toward the Citizen’s Scholarship Foundation of Temecula Valley.
MURRIETA Fall Festival October 30, 2011, 5:30 - 8:30 p.m.

Open to all ages, the event includes candy and prizes, food and entertainment. Leaves and pumpkins, games and tunes, come and mingle under the moon.

New Short Sale Law in CA - SB 458
There is great news both for CA homeowners facing/dealing with a short sale, and for the Realtors® who assist them in the short sale process... Gov. Jerry Brown signed SB 458, authored by Senate Majority Leader Ellen Corbett, into law on Friday, July 15th, 2011.
Under the previous law, SB 931 of 2010, a first mortgage holder could accept an agreed-upon short sale payment as full payment for the outstanding balance of the loan. However, there was a defect is the rule. It didn't apply to junior lien holders. This meant that lenders could still demand the balance of the junior lien after the short sale process was complete in many cases.
But SB 458 extends the protections of SB 931 to junior liens as well. Under SB 458, a lender who agrees to a short sale now must accept the short sale amount as payment in full of the outstanding balance of all the loans. Homeowners can breath much easier knowing that they will not go through the short sale process only to find out that the lender could come after them for additional payment.
"As the economic recession continues to impact Californians, SB 458 will allow homeowners forced to sell at a loss to have closure at the end of the process," said Corbett, in a statement to the Union-Tribune. "By extending anti-deficiency protection to all loans on a home when a short sale occurs, a homeowner can use a short sale as an alternative to foreclosure or bankruptcy."
C.A.R President President Beth L. Peerce said, in a statement, "The signing of this bill is a victory for California homeowners who have been forced to short sell their home only to find that the lender will pursue them after the short sale closes, and demand an additional payment to subsidize the difference. SB 458 brings closure and certainty to the short sale process and ensures that once a lender has agreed to accept a short sale payment on a property, all lienholders - those in first position and in junior positions - will consider the outstanding balance as paid in full and the homeowner will not be held responsible for any additional payments on the property."
The passing of this much needed law has helped button up the short sale process for CA residents. In addition, SB 458 contains an urgency clause which makes it effective upon signing. Hallelujah!
