San Antonio Real Estate Market report - this report provides data on the market trends for San Antonio, Texas for past months and compared to the same time period the year prior. This report is intended to give the viewer a true depiction of how the San Antonio, Texas housing market is.
This report compares the amount of sales for that month, the average sold price, average price per square foot and average days on market (DOM). The report is broken out by Single Family homes, condos & townhomes, Multi-family homes and Residential Rentals.

As you can see, fewer homes were sold from year to year but San Antonio remained at a good number of sold homes for April, 2009. Days on market is a tad higher and the average price/square foot is slightly lower.

San Antonio experienced quite a signifcant change in solds for Condos & Townhomes. Price per square foot was slightly off while avg DOM were less as well as average sales price.

Multifamily statistics for solds has increased for the month of April. The average sales price is lower. Days on market is slightly higher while average price/square foot is slightly lower.

Residential Rentals that were rented year over year were up. Average sales prices were slightly higher. Days on market were slightly higher as well as average price/square foot.

San Antonio, Texas named a "Top 10" City for recent graduates
College is quite an experience. You are out on your own, looking to find yourself, what you want to do in life & trying things you have never done before. Then, it ends! What do you do now? AND, how will you stand out from others in these trying times?

MSN.com ran an article recently that named San Antonio as one of the "Top 10" cities for recent graduates to call home after graduating. While most of the graduates originally thought they might find jobs close to home, some are venturing out to different cities with lower costs of living. San Antonio, Texas made the list at #10!
The list is based on the ranking of the top U.S. cities with the highest concentration of young adults (age 20 - 24) from the U.S. Census Bureau (2006), inventory of jobs requiring less than one year of experience from CBcampus.com (2009) and the average cost of rent for a one bedroom apartment from Apartments.com (2009).

A local credit union referred a couple to us who were in need of some "homebuying advice". Seems they were in a bit of a bind with a homeowner they had an agreement with to purchase her home in San Antonio, Texas. Earlier this year they signed a "purchase agreement" with the homeowner, gave her some cash & moved in!
They were told it was going to be a "non-qualifying assumption" since they couldn't qualify on their own & the money was going to be used for "paperwork" & such & they had 3 months to get it all done.
Here we are a couple of months later, they can't get in touch with the homeowner, can't verify what, if anything, has been done & the roof is leaking, the floor needs attention & they are having plumbing issues.

Repeat after me:

I gave these folks the name of a Real Estate attorney to see if there's anything that can be done for them. The contract they have was written by the homeowner, it is signed by all parties but isn't notarized or recorded anywhere. I suspect their contract is as good as the paper it's written on.
These folks might be out some hard earned money by agreeing to the terms of this contract. They will definitely be out even more if they have to hire an attorney to get it settled.
Using a Realtor to purchase a home is free of charge to the buyer, call one before signing anything!
Our office hosted a "Wine, Cheese & Facebook Fun" workshop last week. There were quite a few fellow ActiveRainer's (& some new ones!) that showed up. Some we had met before & some we hadn't! It was a ton of fun to meet folks from our own city that we met online originally.
