Average home price in Torrance continued to slide till January and rose in February, March and May as follows: December 2008 - $478,307, January 2009 - $451,563, February 2009 - $477,944, March 2009 - $519,707, April '09 - $458,037, May '09 - $514,395. We then saw a slight reversal of the upward trend. Average price decreased slightly to $506,104 in June and $508,543 in July. It remained in that same range in August.

There are indications that Redondo Beach home prices have stabilized. Here is how the average home price changed over the last few months - Average home price was $749,974 in January 2009; it went down again in Feb to $653,411. It went up in March '09 to $712,135 and it increased again in April to $763,785. Average price in May was $734,942 and dropped 3% in June to $713,346 and it increased to $715,639. Average price went up again in August '09 to $744,190.

Here is the latest Walteria market report from www.WalteriaProperties.com
In the 1st half this year, 19 homes sold in Walteria, with the avg price of $665,205 compared with 25 homes sold a year ago and the avg price of $690,834.
Average DOM (days on the market) was 84 days compared with 62 days in the same period a year ago. Prices dropped on average 3.7% and sales dropped as well. Sales were much stronger in other parts of Torrance - see Torrance real estate market update.
