Sales in Redondo Beach reflect a stabilization of the South Bay real estate market as home buyers respond to increased affordability and more moderate prices.

Home prices may have stabilized - November 08 avg Redondo Beach home sold at $790,493, in December 2008 avg home price was $714,310, and it went up to $749,974 in January 2009; it went down again in Feb to $653,411. We continue to see a drastic sales volume increase - 52% increase from a year ago. This is in line with all of Souther California sales volume numbers, which increased over 50% in the same period.

The Torrance average sales price decreased 13 percent in February 2009 compared to February 2008, bringing the average price to $477,944. The number of sales increased by 50 percent (it's not a typo). Meanwhile, the average market time increased from 57 days to 81 days in 2008.

Walteria Market Update
In the 4rd Qtr this year, 13 homes sold in Walteria, with the avg price of $598,568 compared with only 8 homes sold a year ago and the avg pric of $749,250.
Average DOM (days on the market) was 67 days compared with 63 days in the same period a year ago. Prices dropped on average 20% but sales picked up by 62.5%!!
