August 2008 Redondo Beach homes sales Average Redondo Beach CA home price was $698,943 compared with $906,709 a year ago, a 29.7% price drop. It took on average 64 days to sell a house - 31 days longer than in August 07. Total of 72 homes sold compared with 88 that sold a year ago and compared to 58 sold in July '08. Pick up in sales volume was noticable - Buyers were scooping up bargains! Highest priced home sold for $1,215,000 while the lowest one sold at $337,000.

Average August '08 home price was $538,916 compared with $648,628 in August '07, 20.4% price drop! Total of 103 homes were sold last month - same as in August last year. Average DOM was 64 days compared to 38 days a year ago. Highest priced home sold at $1,100,000; lowest at $310,000.

Average home price in Torrance was $617,660 compared with $639,040 in 2007, a 3.5 price drop. Average price went up by 6.4% on a month to month basis (compared with March '08). Total of 67 homes sold in April '08 compared with 127 homes sold in April '07. Sales are UP - has the market bottomed out?

Average DOM (days on market) was 65 - homes stayed on the market 29 days longer on average this year.
Highest priced home sold at $1,100,000; lowest at $230,000.

Average home price in Torrance was $580,615 vs. $652,512 in Mar '07, 12% price decrease.

Total of 105 homes were sold in March '08 vs. 142 homes sold in Feb '06

Average DOM (days on the market) was 72 days compared with 62 DOM in March 2007.

Highest priced home sold at $1,199,000; lowest priced home sold at $259,000 in March '08.

We have seen substiantial increase in Open House traffice in March; the number of homes sold in March increased from 29 to 105! It might just a seasonal, springtime sales volume increase. We'll watch the April numbers to see if the upward trend continues.
