Here are a few questions to consider: Have you exhausted all of your refinance or loan modification options? Thinking about a short sale to address your mortgage delinquency? Do you understand the short sale process?

A short sale is a sale of real estate property in which the proceeds from selling the property will fall short of the amount owed to the lender and the owner can not repay the full amount. With the proper criteria and qualifications you are able to request that the lender agree to release you from the loan amount and accept less than what is owed on the debt. Any unpaid balance owed to the lender is called a "deficiency". Short sale agreements do not necessarily release borrowers from their obligation to repay the deficiency, unless agreed upon between both parties.

A short sales is a great alternative to a foreclosure, because it saves valuable points on your credit score.

Dr. Suess visits Stamford CT's Target on February 25

Dr Suess is on the loose in Stamford CT this Saturday! You are invited you to join ou Stamford Target store tomorrow (on Broad Street) this Saturday, February 25th from 9-11 am for story time with Dr. Seuss. Sponsored by NEA (National Education Association) and Target. This event is another way Target promotes the importance of reading for all ages.

Children and adults alike will have the opportunity to relax, and enjoy readings of The Lorax, a classic tale written and published by Dr. Seuss in 1971. The story introduces children to the importance of the environment and how changes can affect many, if not an entire population.

In addition to reading The Lorax, the celebration of reading will also include goodie bags, special activities, and more. This is truly an event that your children (and maybe even you) will not want to miss!

Be sure to take some time out of your busy Saturday this weekend, and take part in this nationwide event.

Stamford CT North Stamford Well Testing Available

Three years ago in North Stamford traces of pesticide pollution were found in the drinking water, identifying a potential health risk for residents in that area. The town got into action and has been investigating the situation. One of the results is the offering of well water testing by the Health Department.

As of this week, 1,258 residents have signed up for the new city-run private well-water testing program sponsored by the Stamford Health Department. The registrations put the department well above the 750 tests it is required to provide this calendar year and leaves about 500 spots open on the 2013 waiting list.

If you reside in North Stamford and have a private well, you may sign-up for Stamford's well water testing program by calling the Stamford Health Department's hot-line at 203-977-0816. Leave your name, address and telephone number. The testing costs $100 and will be provided on a first-come, first-served basis.

Norwalk CT Real Estate Market Analysis January 2012

Happy New Year....the real estate market in Norwalk is starting off with a bang! In the month of January, ther were 24 single family homes sold. The least expensive home sold was $180,000 and the most expensive was $4,600,000! Market's average sales price of $645,496.

There are currently 345 single family homes available for sale. Ranging from $139,900 through $4,500,000 with an average list price of $703,381. The largest group of active homes is in the $399,999 and below price range. There are 139 homes in this price range.

Soon to close with contracts, are the pending sales. In this pool of properties there are currently 48 homes, with the largest group of homes priced at $399,999 and below. In this group there are 32 properties.
