Hermosa Beach Foreclosure Update for June 2009

While the inventory of "distressed" homes in nearby Manhattan Beachhas recently declined, we've seen a dramatic increase in homes coming onto the market at some stage of the foreclosure process in Hermosa Beach. There are currently 9 homes on the market of which all are short sales with no current bank owned properties in Hermosa. Of the nine homes 6 are single family homes, 2 are condominiums and one towhhome with the low price at $409,000 and the high price at $1,550,000. Fusion South Bay Market Update

As has been the case for the past 6 months, the Fusion South Bay housing market seems to come in waves. It wasn't long ago that many of the homes were sitting on the market with some going in and out of escrow but few of the townhomes selling. The inventory was piling up, opportunities for home buyers were becoming greater, and then everything seemed to sell at once. There are currently 7 units at some stage of the sale process with only one home active and 6 currently in escrow. Hermosa Beach Home Sales for April 2009

The market picked up in Hermosa Beach in April with a reported 11 homes closing escrow. The average price of the homes that sold was $1,236,000 and average days on market was 81. Almost every home sold at or below the list price with an average sales price of just about 5% below the list price. The one exception was the single family home located at 225 25th St which sold for 12% over the list price with multiple offers. What in the world is going on out there?

Well this is one crazy market we're experiencing at the moment in the South Bay. If you read the paper or listen to the news it's still a buyers market but ask my buyers if they agree and you'll probably get a different opinion. I submitted 4 offers this week with 3 of the 4 being well over asking price and all three rejected. One of the offers was for a cute little home in Torrance and they ended up with 38 offers! You've got to be kidding. Where's that story in the newspaper. On the flip side I have a very nice home in Gardena that's been on the market for 6 months (one offer about 3 months ago that my sellers unfortunately rejected) and I just received 2 offers today.

Whether the market is rebounding or this is just a temporary bump, the bottom line at the moment is that homes are selling, and well priced homes are selling quickly. For sellers this means that now may be a good time to put your home on the market but price it right. For buyers this means that going in low isn't necessarily the correct strategy, and you should find a good realtor that knows the market and use their expertise to determine the homes value. The pent up demand has finally started to yield results in the market. This is obviously good news.....unless you're one of my buyers that seems to be the "second best" offer of the 38.
